Foundation Work Ongoing for 20-Story, 110-Unit Mixed-Use Building at 42-10 27th Street, Long Island City

Back in September of 2015, piling work was underway for the 20-story, 110-unit mixed-use building planned at 42-10 27th Street, in the Queens Plaza section of Long Island City. Now, foundation work is underway at the site, with the first rebar sprouting from the ground, The Court Square Blog reports. Per the latest permits with the Department of Buildings, the 20-story, 212-foot-tall project will encompass 137,812 square feet. It will feature 8,645 square feet of ground-floor retail and its residential units should average 741 square feet apiece, indicative of rental apartments. Amenities include private residential storage, storage for 55 bikes, a parking garage on the second floor, and recreational areas on the 19th and 20th floors. Lions Group NYC is the developer, while Flushing-based Raymond Chan is the architect. Completion is expected in 2017.


Ellipse

43-Story, 376-Unit Residential Tower Rises on 14th Street in Newport Section of Jersey City

Back in December of 2015, YIMBY reported on the groundbreaking of the planned 43-story, 376-unit residential tower, dubbed Ellipse, at the end of 14th Street in the Newport section of Jersey City. Now, the structure is four stories above street level, as seen in photos by JC_Heights via the YIMBY Forums. The new 444-foot-tall building will encompass 592,800 square feet and will include a retail component on the lower levels. The residential units will be rental apartments. LeFrak is developing the project, and Arquitectonica is behind its design. Completion is expected sometime in 2017.



247 Bedford Avenue

Construction Wrapping on Two-Story, 20,000-Square-Foot Apple Store at 247 Bedford Avenue, Williamsburg

In late 2014, Apple signed a 20,000-square-foot lease at 247 Bedford Avenue, in Williamsburg, located at the corner of North 3rd Street, four blocks from the Bedford Avenue Station on the L train. Then in April of 2015, the former two-story corner building was razed to its foundation to be rebuilt as a new two-story structure. Brownstoner now reports much of the exterior construction is complete, with work currently focused on the interior. Marin Architects P.C. is the architect of record. RedSky Capital and Waterbridge Capital acquired an assemblage of buildings on the block, including 247 Bedford Avenue, for $66 million in 2012. While Apple is setting up shop at 247 Bedford Avenue, the developers are moving forward with renovations on the adjacent two-story, 27-unit mixed-use building at 159 North 3rd Street. As for the Apple store, opening can probably be expected later this year.


The Edison, 27-21 44th Drive, Rises Past 20th Floor on Way to Final 26-Story Height, Long Island City

The Edison, a 115-unit residential tower at 27-21 44th Drive, is rising on one of the most active construction blocks in the city. The future 26-story, 277-foot-tall tower has recently passed its 20th floor. The project is being developed by Silvercup Properties, the development branch of movie and TV producer Silvercup Studios, which has been an icon of Long Island City decades before the first glass skyscrapers graced the local skyline. GF55 Partners is the architect of record. S2 Construction, LLC serves as the general contractor.
