Property owner Ai Zhu Lu, doing business as a anonymous Elmhurst-based LLC, has filed applications for a six-story, seven-unit mixed-use building at 54-21 Roosevelt Avenue, in Woodside. The project will measure 9,944 square feet. The ground floor will host 1,826 square feet of retail space, followed by 1,252 square feet of medical offices on the second floor. Residential units, averaging a rental-sized 655 square feet apiece, will be located on the third through sixth floors. Chang Hwa Tan’s Flushing-based architectural firm is the architect of record. The 23-foot-wide, 2,140-square-foot property is currently occupied by a two-story house. Demolition permits were filed in March. The 52nd Street stop on the 7 train is three blocks away.


29-10 Broadway

Five-Story, 64-Unit Mixed-Use Building Rises at 29-10 Broadway, Astoria

Steel work is now underway on the ground floor of the five-story, 64-unit mixed-use building being developed at 29-10 Broadway, located between 29th and 30th streets in the heart of Astoria. The update is possible thanks to photos posted to the YIMBY Forums. The latest permits indicate an 87,372-square-foot building is in the works. The ground floor will contain 15,940 square feet of commercial-retail space, followed by residential units on the floors above. The units should average 688 square feet apiece, indicative of rental apartments. Amenities will include bike storage, a 32-car underground garage, laundry facilities, a lounge, a fitness center, and terraces on the fourth, fifth, and rooftop levels. Bronx-based Jestam Realty is the developer and Aufgang Architects is the architect of record. Completion is expected in early 2017.



319 Schermerhorn Street

21-Story, 74-Unit Mixed-Use Project Two Floors From Topping Out at 319 Schermerhorn Street, Downtown Brooklyn

Construction has reached the 19th floor at 319 Schermerhorn Street, in Downtown Brooklyn, where a 21-story, 74-unit mixed-use building is being developed. The latest photos, posted to the YIMBY Forums, were taken by prolific photographer Tectonic. Dubbed the Nevins, it will eventually stand 210 feet above street level and encompass 90,181 square feet, per the latest building permits. There will be 5,100 square feet of ground-floor retail space. The residential units, condominiums, will range from studios to three-bedrooms. A list of amenities were included in YIMBY’s January update. At that time, the project was seven stories tall. Adam America Real Estate and the Naveh Schuster Group are the developers. Issac & Stern Architects is the design architect. Andres Escobar & Associates is designing the interiors. Completion is expected in early 2017.


33 Eagle Street

Construction Complete on Seven-Story, 98-Unit Affordable Residential Building at 33 Eagle Street, Greenpoint

Yesterday, YIMBY brought you an update on the completed 93-unit affordable residential building at 21 Commercial Street, in Greenpoint, built as part of the 10-building Greenpoint Landing mega-development. Another piece of Greenpoint Landing, at 33 Eagle Street, can also be declared as complete, thanks to a photo posted to the YIMBY Forums. There, a seven-story, 98-unit mixed-use structure sits measuring 96,446 square feet. It includes 1,514 square feet of ground-floor retail space and contains 97 affordable residential units (and one unit for the superintendent), which range from studios to two-bedrooms and average 885 square feet apiece. Amenities include a fitness center, laundry facilities, storage for 49 bikes, and a courtyard. Park Tower Group and L+M Development Partners are the developers, and Handel Architects is behind the design. Occupancy is probably imminent.
