Lightstone Developing 10-Story, 428-Unit Residential Project At 30-17 40th Avenue, Long Island City

Late last year, YIMBY reported on applications for a 10-story, 428-unit residential building at 30-17 40th Avenue, in northern Long Island City, and now Curbed reports the Lightstone Group is the developer. Per filings with the DOB, the building will measure 293,703 square feet, but that only includes a portion of the building’s entire area, which will measure 413,000 square feet in total. Retail space will also measure 3,181 square feet on the ground floor. The project will be made up of studios, one-, and two-bedroom units, as well as 22,000 square feet of amenity space. Gerner Kronick + Valcarcel Architects is the applicant of record, and completion is expected in 2017.

Tax Breaks Approved For One Journal Square’s 56-Story, 744-Unit Mixed-Use Tower, Jersey City

Officially proposed last summer, New Jersey’s Economic Development Authority has approved $93 million in tax breaks for Kushner Companies and KABR Group’s planned 56-story, 744-unit mixed-use tower at One Journal Square, in Jersey City’s Journal Square district. According to the Jersey Journal, WeWork is expected to lease 101,000 square feet of office space on seven floors, and 78,000 square feet of retail space is planned on the bottom two levels. A second tower is also reportedly in the works, although completion of the first is expected in the spring of 2018.

No Go-Ahead from Landmarks to Replace Four-Story Building at 327 Bleecker Street, Greenwich Village

A four-story building dating back to well before the Civil War, but in quite the state of disrepair, won’t be demolished just yet. On Tuesday, the Landmarks Preservation Commission decided not to approve a proposal to demolish the structure at 327 Bleecker Street and replace it with a new four-story structure. While the commissioners did seem to be open to the demolition, especially given the endorsement of the Department of Buildings, the proposed replacement was not deemed appropriate.

Excavation kicked off this past summer for the 35-story, 270-unit mixed-use building planned at 44-26 Purves Street, in Long Island City, and now the structure is finally rising, with concrete and rebar now to the second floor, per The Court Square Blog. Brause Realty and the Gotham Organization are developing, while FXFOWLE is designing. The project will also have 2,600 square feet of retail space on the ground floor. Completion is expected in late 2017, per on-site signage.

According to the filings, it will contain stores. The site is located three blocks north of the 6 train’s stop at East 134rd Street/St. Mary’s Street.
