15-Story, 228-Unit Mixed-Use Building Tops Out At 180 Myrtle Avenue, Fort Greene

In April of 2014, YIMBY revealed renderings of Red Apple Group’s 15-story mixed-use building at 180 Myrtle Avenue, in Fort Greene, and a year later, the structure was two stories above street level and rising. According to Brooklyn Daily, the structure has topped out and slightly larger than originally planned. The building — dubbed The Margo — will have 228 residential units, 40 of which will be rented at below-market rates. The ground floor will feature 10,600 and 500 square feet of retail and community health space, respectively. Dattner Architects is designing, and completion is expected in the spring of 2016.


2403 East 69th Street

10 Two-Story Homes Planned At 2403-2429 East 69th Street, Bergen Beach

Great Neck-based developer Kamali Organization has filed applications for 10 single-family homes spanning the vacant lots at 2403-2429 East 69th Street, in Bergen Beach, a block in from the East Mill Basin inlet. The residential development will total 15,560 square feet in total, and each two-story home will measure a spacious 1,556 square feet. Arnold Montag’s AM/PM Design & Consulting, also based in Great Neck, is the applicant of record.


695 6th Avenue

Developers Plan Condos At Newly Acquired 695 6th Avenue, South Slope

Earlier this spring, YIMBY reported on a filings for a three-story, 32-unit residential building designed by Karl Fischer at 695-705 6th Avenue, in South Slope, and now developers Shiraz Sanjana and RNS Holdings have acquired the property, according to the Daily News. The site boasts 34,800 square feet of development rights, and the building on file measures 34,632 square feet, but we don’t know if Karl Fischer’s plans are still in store. Sanjana is planning condos, and the existing single-story warehouse must first be demolished.


72 Clifton Place

Four-Story, Two-Unit Townhouse Coming To Vacant 72 Clifton Place, Clinton Hill

Property owner Nir Sapir has filed applications for a four-story, two-unit residential building at 72 Clifton Place, in Clinton Hill, a block away from Classon Avenue G train stop. The townhouse will measure 3,600 square feet, and 1,800 square-foot residential units will occupy the bottom and upper halves. Oscar Fuertes’ Bayside-based OMF Architecture is designing.

What Could Have Been: Norman Foster & Rogers Stirk Harbour’s Submissions for Nordstrom Tower, 217 West 57th Street

With formwork about to rise above ground level at Nordstrom Tower, the Smith + Gill-designed supertall’s plans seem to be finalized, pending possible adjustments at the very top. But other renderings for Extell’s site were created by several firms during the RFP process, and we now have images of proposals by Foster + Partners and Rogers Stirk Harbour + Partners. While they will remain unbuilt, both versions of the building offer fantastical takes on the future of Midtown in their own right.
