Why This Weekend’s Weather Forecast is Bad News for the L Train’s Long-Term Prospects

New York City has long dealt with storms, but recently, things have been getting more turbulent. In 2011, Hurricane Irene almost flooded the subways; the city’s sigh of relief was quickly suffocated by Sandy only one year later, which wrecked much of the system. This past winter, while Delaware and southern New Jersey were again hit by record tides during Central Park’s heaviest-ever snowstorm, the city escaped relatively unscathed. But, on Sunday, New Yorkers may not be so lucky, as guidance from NOAA’s storm surge model shows a substantial storm surge into the city, which would approach the tipping point for flooding of underground infrastructure.

Work Reaches Street Level on 19-Story, 56-Unit Mixed-Use Project at 152 East 87th Street, Upper East Side

Not including several stories of steel frame retained from the former parking garage, construction has reached street level on the 19-story, 56-unit mixed-use building under development at 152 East 87th Street, on the Upper East Side. Photos of the progress have been posted to the YIMBY Forums. The latest permits indicate the project, categorized as an expansion of the existing garage, will measure 155,764 square feet and rise 210 feet above street level. A 151-car parking garage, a part of which will be operated commercially, will be located on the cellar through third floors, followed by residential units on the fourth through 19th floors. The units will be condominiums and should average 2,411 square feet apiece. Gordon Haskett is the developer and Ismael Leyva Architects is behind the architecture. Completion is expected in late 2017.


77 West Post Road

Four-Story, 230,000-Square-Foot Mixed-Use Project Proposed for 77 West Post Road, White Plains

Harlem-based Grid Properties is planning a four-story, 230,000-square-foot mixed-use development, dubbed the Boulevard, at 77 West Post Road, located on the southern end of downtown White Plains, in Westchester County. The latest plans call for 220,000 square feet of commercial-retail space, 38,000 square feet of which will be dedicated to a fitness center, Westfair reported. Twelve market-rate one-bedroom rental townhouses are also part of the plan, in addition to a 720-car parking garage. The project was presented to the city’s Common Council back in November, although it will eventually have to be approved by the city’s Planning Board. Philadelphia-based BLT Architects is behind the design. The assemblage is comprised of mostly vacant parcels and single-story commercial buildings.


262 18th Street

Four-Story, Two-Unit Residential Building Planned at 262 18th Street, South Slope

Property owner Shultz Lael, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, two-unit residential building at 262 18th Street, in South Slope. The project will measure 5,569 square feet. It will host a single apartment on the ground floor, followed by a second, townhouse-style apartment across the upper three floors. A single, enclosed parking space is included in the filing. Akeeb B. Shekoni’s Jamaica-based Askon Architects is the architect of record. The 28-foot-wide, 2,800-square-foot lot is currently occupied by a three-story townhouse. Demolition permits have not been filed. The Prospect Avenue stop on the R train is located four blocks away.
