Two Four-Story, Eight-Unit Residential Buildings Filed at 2426 Lyvre Street, Westchester Square

Dix Hills, N.Y.-based developer Maheen Farrukh has filed applications for two four-story, eight-unit residential buildings at 2424 and 2426 Lyvere Street, in the East Bronx’s Westchester Square section. The buildings will measure 5,763 square feet and 6,517 square feet, respectively. Across both, the residential units should average 708 square feet apiece, indicative of rental apartments. Michael DePasquale’s Pelham, N.Y.-based architecture firm is the architect of record. The 50-foot-wide, 5,155-square-foot property is occupied by a two-story house. Demolition permits, filed in September, indicate that crews began disassembling the structure earlier this week.


2047 Newbold Avenue

Revealed: Two-Building, 206-Unit Mixed-Use Project Filed at 2047 Newbold Avenue, Unionport

Bronx-based Procida Companies has filed applications for two mid-rise, multi-family mixed-use buildings at 2047 and 2049 Newbold Avenue, located in the East Bronx’s Unionport section. Renderings of the development have been revealed by The Real Deal. The filings indicate the two buildings will rise 10 and 11 stories each, encompassing 112,109 and 94,302 square feet respectively. The 11-story structure would rise along Westchester Avenue and the 10-story building would be located on Newbold Avenue.


80 Essex Street

25-Story, 195-Unit Mixed-Use Building Rises Above Street Level at 115 Delancey Street, Essex Crossing, Lower East Side

Steel beams and the concrete core are now a couple stories above street level on the 25-story, 195-unit mixed-use project under development at 115 Delancey Street, located between Essex and Norfolk streets on the Lower East Side. Progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the new building will encompass 489,688 square feet and rise 315 feet to the top of its parapet.


111-41 44th Avenue

Three Three-Story, Three-Unit Residential Buildings Coming to 111-41 44th Avenue, North Corona

An anonymous Queens-based LLC has filed applications for three three-story, three-unit residential buildings at 111-39 through 111-43 44th Avenue, in North Corona. Two of the buildings will measure 3,960 square feet, while one will measure 2,970 square feet. Across all three buildings, the full-floor residential units should average 990 square feet apiece. indicative of apartments with family-sized configurations. Thee Shiun E. Ken’s Flushing-based Winning Expediting Services is the applicant of record. The 7,500-square-foot property is occupied by a recessed two-story house. Demolition permits have not been filed.


493 Evergreen Avenue

Four-Story, Four-Unit Residential Project Coming to 493 Evergreen Avenue, Bushwick

An anonymous Brooklyn-based LLC has filed applications for a four-story, four-unit residential project at 493 Evergreen Avenue, in central Bushwick. The new building will measure 5,460 square feet and its full-floor residential units should average 1,070 square feet apiece, which means either condominiums or rentals could be in the works. Olabanji Awosika’s Jamaica-based firm is the architect of record. The 20-foot-wide, 1,950-square-foot lot is currently vacant.
