Two-Towered 1,115-Unit Mixed-Use Development Rises To Second Floor At 22-44 Jackson Avenue Long Island City

Construction is now two stories above street level—a two-story increase since the end of May—on the two-towered, 48- and 41-story, 1,115-unit mixed-use development replacing 5Pointz at 22-44 Jackson Avenue, in the Court Square section of Long Island City. The latest photos of the site can be seen at The Court Square Blog. The entire complex will encompass 1,209,884 square feet, including 39,765 square feet of commercial space on the ground and cellar levels. Some of that space will be for 20 artists’ studios. The residential units will be rentals averaging 876 square feet apiece. Twenty percent of them, or 223 units, will rent at below-market rates through the affordable housing lottery. G&M Realty is the developer and HTO Architect is behind the architecture. Completion is expected towards the end of 2017.

Three-Story, 22,900-Square-Foot Expansion Planned At P.S. 066 Jaqueline Kennedy Onassis, 85-11 102nd Street, Richmond Hill

The New York City School Construction Authority (SCA) has filed applications for a three-story, 22,896-square-foot expansion of P.S. 066 Jacqueline Kennedy Onassis, located at 85-11 102nd Street on the western end of Richmond Hill in Queens. The expansion will be built on the northern side of the existing structure, at the address 85-05 102nd Street, and will increase the size of the facility to 62,316 square feet. There will be a cafeteria in the basement, a pre-kindergarten wing on the ground floor, a kindergarten wing on the second floor, along with a nurse’s office, and additional classrooms, offices, and exercise rooms on the third floor. AECOM is the architect of record. YIMBY has reported on four other school projects filed by the city this past week.

The Jackson at 11-51 47th Avenue Rises Ten Floors, With One More To Go

In YIMBY’s recent rundown of Long Island City development, we tallied seventeen structures of eight stories and above that have topped-out in the Court Square area within the past twelve months. It appears that The Jackson, which is taking shape at 11-51 47th Avenue, will be the next to join the list. The structure doubled in size between August 15th and the start of October, growing from five to ten floors, so we expect to see the remaining penthouse floor and the service bulkhead rise in the coming weeks. The 53-unit condo project is being developed by Charney Construction and Development, in conjunction with Ascent Development and Tavros Capital, while the industrial-inspired design was crafted by Chris Fogarty of Fogarty Finger.
