Nine-Story, 13-Unit Condo Project Wraps Up Construction At 290 West Street, TriBeCa

Back in October, YIMBY brought you an update on the nine-story, 13-unit residential building topping out at 290 West Street, in TriBeCa. Since then, the structure has received its cladding, as seen in these photos courtesy of Tectonic. The project’s condominiums range from 2,241 to 3,165 square feet, and the top three penthouses each have private outdoor space. Adjmi & Andreoli served as the design architect, while VE Equities is the developer. Only two units have yet to be sold, and move-ins can probably be expected by early 2016.

Five-Story, 79-Unit Mixed-Use Building Proposed At 59 Westchester Avenue, Port Chester

Manhattan-based developer G&S Investors is planning to build a five-story mixed-use project with up to 79 residential units at 59 Westchester Avenue or 1 North Main Street, in Port Chester, Westfair reports. The site is currently a parking lot and located two blocks from the village’s Metro-North Railroad station. It would include 14,000 square feet of ground-floor retail space and many of the units would be studios, one-bedrooms, and two-bedrooms. The village board would have to approve a zoning variance, which is a process hoped to be completed by the end of 2016.

Three-Story, 40,000 Square-Foot Retail Building Planned At 220-10 Northern Boulevard, Bayside

RKF has been tapped to market the retail space in the planned three-story, 39,620 square-foot commercial development at 220-10 Northern Boulevard, in southern Bayside, according to Real Estate Weekly. The building will be be exclusively retail, with each floor boasting between 11,000 and 12,000 square feet of leasable space. A basement level will contain roughly 4,900 square feet of space. The retail structure will sit on the corner of 223rd Street and a connected 220-car parking garage will extend eastward up the sloped lot. A Burger King restaurant will first have to be demolished.

234 Butler Street

Developer Planning Two Commercial Buildings At 234 Butler & 242 Nevins Streets, Gowanus

Alloy Development is seeking to build two 104,000 square-foot office buildings at 234 Butler Street and 242 Nevins Street, in northern Gowanus, located four blocks from the Union Street stop on the R train. DNAinfo reports those are the same properties the city is looking to seize through eminent domain to build two underground sewage tanks. The U.S. Environmental Protection Agency has ordered the construction of the tanks, and is recommending for them to be built under Thomas Green Park, an adjacent block. Alloy has offered the city 138,000 square feet of public park space if they were to develop the properties, which both owners have already agreed to. The EPA says the adjacent park would have to be decontaminated regardless, and the agency will make the final decision on the tanks’ location in the next few weeks.
