The structure will have a total area measuring 49,284 square feet, to be occupied by a 7,400 square-foot retail component on the first floor, 7,420 square feet of community facility space on the second floor, and 22,752 square feet of residential space above that. The residential will be divided between 35 units, with the average square footage of under 650 square feet highly indicative of rental apartments. Diego Aguilera is the architect of record, Martin Joseph of Bawbeh United, LLC, is listed as the developer, and a nondescript one-story building must be demolished before construction can begin.

A one-story warehouse surrounded by vacant land at 20 Prescott Place, on the southeastern edge of Bed-Stuy, Brooklyn, is about to be redeveloped into something useful. Applications filed for the long-neglected site show a new eight-story building with a total construction area measuring 33,681 square feet, all of which will be dedicated to residential use. The project’s 49 apartments will average under 700 square feet apiece, indicative of rentals. Adam Kushner of Kushner Studios is the architect of record, and Mordechai Halberstam of Mor Rosen LLC/Mazeh Realty is listed as the developer.

One Seaport isn’t one of the tallest buildings going up in the Financial District at the moment, which is actually one of the most obvious testaments to how substantial the neighborhood’s ongoing boom is, as the tower will eventually stand 57 floors and 670 feet to its rooftop. Permits Filed for 1001 Whitlock Avenue, South Bronx

Back in February, YIMBY reported the Ader Group wanted to rezone a site at 1125 Whitlock Avenue, in the South Bronx, revealing the developer’s plans for the all-affordable project in the process. Now, applications have been filed with the Department of Buildings for the first phase, at 1001 Whitlock Avenue, which will consist of a 14-story structure with 243 apartments spanning 201,284 square feet of residential space. There will also be an 8,998 square-foot community facility component. Newman Design Architects PLLC are listed as the architect of record, and completion is expected by 2019. At that point, work will begin on the second building, which will bring the total number of apartments in the complex up to 474.
