Four-Story, 15-Unit Residential Redevelopment Planned at 40 East Park Street, Newark

An anonymous Passaic, N.J.-based LLC is planning to redevelop the vacant three-story townhouse at 40 East Park Street, located on the corner of Mulberry Street in Downtown Newark. The existing structure will be converted from office space and expanded horizontally along Mulberry street. The final product will rise four stories at its tallest point and contain 15 market-rate residential units. The apartments, including studios and one-bedrooms, should average 750 square feet apiece, Jersey Digs reported. Newark-based Comito Associates is the architect. The project is expected to be complete in late 2018.

City Launching Plans for New Inwood Library with Affordable Housing Component at 4790 Broadway

The city’s Department of Housing Preservation and Development (HPD) is partnering with the New York Public Library and the Robin Hood Foundation to explore redevelopment opportunities at 4790 Broadway, the site of the two-story Inwood Library, The Real Deal reported. A new building would retain the existing library and 100 percent of its residential units would be designated as affordable, although the scale of the project is unclear. The city will launch a request for proposals once workshops, where community members can give input, are held later this month. The proposal will have to be approved through the city’s Uniform Land Use Review Procedure (ULURP).

A Queens-based property owner has filed applications for twin two-story, two-family houses at 111-36 and 111-38 122nd Street, in South Ozone Park. The new structures will measure 3,340 square feet each. Across both, the residential units should average 1,087 square feet apiece, indicative of apartments with family-sized configurations. Each house will also come with two off-street parking spaces. Akeeb B. Shekoni’s Jamaica-based Askon Architects is the architect of record. The 6,000-square-foot lot is occupied by a two-story house.
