YIMBY Tours The Wales At 1295 Madison Avenue on Manhattan’s Upper East Side

YIMBY toured The Wales, a newly converted 11-story condominium building at 1295 Madison Avenue in the Carnegie Hill section of Manhattan’s Upper East Side. Developed and owned by Adellco, which purchased the site from LJ Real Estate Capital Partners in 2018 for $56.3 million, along with Parisian design studio PINTO, the historic building features a collection of 21 condominium units and accompanying amenity spaces. Form4 Design Studio and Higgins Quasebarth designed the renovations and upper two-story expansion, and Press Builders served as the general contractor for the property, which was formerly known as Hotel Wales and stands at the corner of Madison Avenue and East 92nd Street. Condominium closings commenced back in March with residences priced from $3.59 million to $21.5 million for the penthouse.

Exterior work is progressing on 38-27 32nd Street, a ten-story residential building in Long Island City, Queens. Designed by NY Building Associates and developed and built by Yitzchok Katz of Developing NY State under the 39th Ave Equity LLC, the 100-foot-tall structure is being built in tandem with 38-38 32nd Street, a nine-story building next door, and will yield 52 rental units spanning 48,000 square feet and 33 enclosed parking spaces. The site was once home to the Cyril Weinberg Day Habilitation Center, a two-story adult day care center for those with developmental disabilities, and is bound by 33rd Street to the east, 39th Avenue to the south, and 32nd Street to the west.

Construction is rising on 134 Vanderbilt Avenue, an eight-story mixed-use building in Fort Greene, Brooklyn. Designed by executive architect Kane AUD and design architect SO-IL and developed by Tankhouse, the 85-foot-tall structure will span 89,847 square feet and yield 26 condominiums with an average scope of 1,269 square feet, as well as 3,159 square feet of commercial space, two cellar levels, a 30-foot-long rear yard, and 18 enclosed parking spaces. KSK Construction Group, LLC is the general contractor for the property, which is located at the corner of Vanderbilt and Myrtle Avenues.
