A Brooklyn-based property owner has filed applications for a four-story, four-unit residential project at 573 Classon Avenue, in southern Clinton Hill. The new building will measure 4,488 square feet and its full-floor residential units should average 892 square feet apiece. Based on size, the apartments could either be rentals or condominiums. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 22-foot-wide, 1,792-square-foot lot is vacant. The Franklin Avenue-Fulton Street stop on the C train and Franklin Avenue Shuttle is around the block.

Five-Story, 72-Unit Mixed-Use Building Approved At 429 Bergen Avenue, Jersey City

Earlier last month, Bayonne, N.J.-based BCB Community Bank received approval from the Jersey City Planning Board to build a five-story, 72-unit mixed-use project at 429 Bergen Avenue, located on the corner of Clendenny Avenue in the Bergen-Lafeyette section of Jersey City. The ground floor will contain 2,150 square feet of retail space and a 50-car parking garage. The 25,600-square-foot property is currently vacant and traded hands for $2 million in August, Jersey Digs reported. A construction timeline has not been disclosed.

An anonymous Astoria-based LLC has filed applications for a five-story, 10-unit residential project at 14-11 31st Avenue, in western Astoria. The new building will measure 8,511 square feet and its residential units should average 731 square feet apiece, indicative of rental apartments. There will be three off-street parking spaces. Gerald J. Caliendo’s Briarwood-based architecture firm is the architect of record. The 25-foot-wide, 3,687-square-foot lot is occupied by a two-story townhouse. Demolition permits have not been filed.

The houses will measure 2,601 square feet each, and across both, their residential units should average 900 square feet apiece. Each building will feature a single enclosed parking space. Brooklyn-based A+ Design & Remodeling is the architect of record. The 50-foot-wide, 2,500-square-foot property is occupied by a single-story garage. Demolition permits were filed in August.

Scoping Out The Views From 13-Story 207W79, Under Construction On The Upper West Side

An iconic Upper West Side hotel has a new neighbor. Construction is proceeding full steam ahead at 13-story-tall 207W79, and YIMBY stopped by the work site last week to see what’s what. YIMBY took a tour of 207W79, the 13-story, 19-unit condominium building under construction at 207 West 79th Street, on the Upper West Side. 207 West 79th Street is located immediately west of the Lucerne Hotel and less than a block from the 1 train. That’s on the north side of the street, between Broadway and Amsterdam Avenue in the Upper West Side/Central Park West Historic District. Anbau Enterprises is developing the 19-unit condominium project. Morris Adjmi Architects is responsible for the design, which didn’t win over the Landmarks Preservation Commission the first time around. With the initially proposed front balconies nixed, the LPC, in 2014, approved the design under construction today.
