Eight-Story, 32-Unit Mixed-Use Building Wraps Up Construction At 1770 Madison Avenue, East Harlem

In April of 2014, YIMBY revealed renderings of the eight-story, 32-unit mixed-use project at 1770 Madison Avenue, in East Harlem on the corner of East 116th Street. Later the same year, the building topped out, and today the structure is fully clad and wrapping up construction, Harlem+Bespoke reports. The building measures 47,857 square feet in its entirety, and includes 5,124 square feet of retail on the ground and cellar levels, 6,310 square feet of medial offices on the second floor, and 25,241 square feet of residential space. The units will average 789 square feet apiece, and seven of them will rent at below-market rates through the housing lottery. Low Income Marketing Group is developing and Avinash K. Malhotra Architects is the architect of record. Opening is probable within the next few weeks.

12-Unit Condominium Building Proposed At 494 Hempstead Avenue, Malverne, Long Island

Franklin Square-based R&B Acquisition & Development is proposing a 12-unit condominium building at 494 Hempstead Avenue, in Malverne, located about half a mile north of the neighborhood’s Long Island Rail Road station. The Nassau County site, which currently consists of two separate houses at 494 Hempstead Avenue and 1104 Hempstead Avenue, requires a rezoning for the project to be built, according to LI Herald. The zoning district would change from Residence A to Residence C-A if approved by the Town of Hempstead. A public hearing is scheduled for January 26th.

Two Three-Story, Six-Unit Residential Buildings Filed At 8 East 4th Street, Windsor Terrace

Property owner Forrest Gurl has filed applications for two three-story, six-unit residential buildings at 6-8 East 4th Street, in Windsor Terrace, located three blocks from the Fort Hamilton Parkway stop on the F and G trains. Each of them will measure roughly 8,700 square feet in total, and both will have exactly 6,634 square feet of residential space. Since there are six apartments in each building, the units will average 1,106 square feet apiece, which means condos are probably in the works. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The site’s former two-story townhouse and adjoining garage were demolished last year.

Four-Story, Seven-Unit Residential Project Planned At 226 Withers Street, Williamsburg

Property owner Anthony Curcio has filed applications for a four-story, seven-unit residential building at 226 Withers Street, in northern Williamsburg, located four blocks from the Graham Avenue stop on the L train. The project will have 4,977 square feet of residential space, which means units will average a rental-sized 711 square feet apiece. There will be two apartments per floor, except the fourth floor will contain one unit with access to a rooftop terrace. Philip Toscano’s Brooklyn-based architecture firm is the applicant of record. An existing two-story brick building must first be demolished.
