East New York’s infill boom continues apace, and now, an application for a new seven-story building at 2437 Pitkin Avenue has been filed by Williamsburg-based Southside Associates. At a height of 75 feet, the project would be among the taller structures in the area. The mixed-use development will have a total construction area of 23,000 square feet, including nearly 1,000 square feet of commercial retail on the first floor. The remaining 22,000 square feet will be divided amongst 32 residential units. The architect for the project is Diego Aguilera Architects, P.C., and demolition permits have not yet been filed for the existing garage.

Permits Filed for 23-43 31st Road, Astoria, Queens

Another day, another new development in Astoria. Permits have been filed for a five-story residential building at 23-43 31st Road. The project is being developed by D10 Group Inc, based in Jericho, New York. The company has already finished numerous projects in Astoria and anticipates completing three more by 2018. The 50-foot-high structure will bring 18,283 square footage of residential space, to be divided amongst 25 units, and there will also be a gym and space for rooftop recreation. The lot is five blocks away from the N & W subway lines, over on Broadway, and the architect responsible for the design will be the Queens-based firm, Tan Architect PC. Demolition permits for the old occupant were filed in June.

Permits Filed for 578 & 580 East 138th Street, Mott Haven, Bronx

A furniture warehouse in the Bronx is about to be replaced by three new five-story apartment buildings. Permits have been filed for 578 and 580 East 138th Street with identical specifications, and the site’s developer has told YIMBY that another building is also in the works at 582 East 138th Street. Shalev Shoshani of 138 S&H Realty Corp is developing the project, which will bring 24 apartments to Mott Haven. All three structures will stand 56 feet tall, with a total combined area of 22,500 square feet. That space is divided between 6,300 square feet of commercial retail on the first floor, and 16,400 square feet of residential space on floors two through five. OMF Architect PC is responsible for the design, and demolition permits were filed at the end of August.
