Designed by Badaly Architects and developed by Arben Mitaj under the 3001 LLC, the structure yields 44 residences. Available on NYC Housing Connect are 43 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $107,246 to $198,250.
Permits have been filed for a four-story mixed-use building at 1014 Ogden Avenue in Highbridge, The Bronx. Located between West 164th Street and West 165th Street, the lot is near the 167th Street subway station, serviced by the 4 train. Leo Brody of ZLB is listed as the owner behind the applications.
New construction permit numbers are in for the fourth quarter of 2023, and the figures are encouraging. From October through December, New York’s developers filed permits for 1,521 new buildings, the highest quarterly tally for the 2020s decade so far. The figure represents a 54-percent increase from the third-quarter permit count of 986. The total filed for floor area also increased significantly, rising from 18.3 million square feet in Q3 to 23.1 million square feet in Q4 (a 26-percent increase), as did the number of filed for residential and hotel units, which grew from 14,010 in Q3 to 16,396 in Q4 (a 17-percent increase). Exterior work is progressing on Le Gallerie, a seven-story commercial building at 132 West 14th Street in Greenwich Village, Manhattan. Designed and developed by KPG Funds, the project involves the gut renovation and re-cladding of a structure that formerly served as an auxiliary space for the adjacent Salvation Army headquarters, and will yield 57,478 feet of Class A office and retail space, as well as a ground-floor art gallery. 132 West 14th Street Ground Lessee LLC is listed as the owner and MJM Associates Construction is the general contractor for the development, which is located on an interior lot between Sixth and Seventh Avenues.
Prologis, an international leader in logistics real estate, has purchased an industrial plot of land located at 2731 West 12th Street in Coney Island, Brooklyn. The site, which spans just less than 17 acres, was sold by National Grid and is currently undeveloped. Prologis plans to re-develop the site.
