Five-Story, 14-Unit Mixed-Use Conversion Planned at 3464 John F. Kennedy Boulevard, Jersey City

The Ishay Group is planning to convert and expand the vacant four-story, 17,700-square-foot commercial building at 3464 John F. Kennedy Boulevard, located on the corner of Charles Street in The Heights section of Jersey City, N.J. The project, dubbed The Studebaker Lofts, includes expanding the structure vertically by a single floor, Jersey Digs reported. The final product will feature 14 residential units and 2,350 square feet of ground-floor retail space. The city’s Zoning Board of Adjustment approved the plans in April 2015. A construction timeline has not been released.

Construction Underway on Five-Story, 36-Unit Residential Building at 747 Grand Street, Jersey City

Construction is well underway on a five-story, 36-unit residential project at 747 Grand Street, located on the corner of Harmon Street and Arlington Avenue in the Bergen-Lafayette section of Jersey City, N.J. The apartments will be market-rate rentals, Jersey Digs reported, with either one- or two-bedroom configurations, ranging from 700 square feet to 900 square feet. The project also features a 29-car parking garage. Paramus, N.J.-based West of Hudson Properties is developing the project, dubbed Grand Parc Residences. Construction began late last year and completion can likely be expected around 2018.

Five-Story, Eight-Unit Residential Building Filed at 194 Lexington Avenue, Bedford-Stuyvesant

Brooklyn-based BQM Real Estate Management has filed applications for a five-story, eight-unit residential building at 194 Lexington Avenue, in Bedford-Stuyvesant. The project will measure 6,748 square feet and its residential units should average 793 square feet apiece, indicative of rental apartments. The fifth floor will host space exclusive to the one of the fourth-floor units, per the project’s Schedule A. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 3,200-square-foot lot is occupied by a two-story townhouse and a garage. Demolition permits have not been filed.
