Excavation Making Headway for Lightstone’s 130 William Street, Financial District

YIMBY has reported extensively on Lightstone’s impending condominium tower coming to 130 William Street, in the heart of the Financial District. Plans have evolved substantially since initial building applications were filed back in March of 2015, and initial plans for a mixed-use building with a substantial hotel component were dropped for the all-condominium version as of early 2017. Demolition of the site’s extant structures has since been completed, and now excavation is making quick headway, as per the latest photos from rbrome.

Permits Filed, First Look for Rheingold Affordable Senior Residences, 23 Monteith Street, Bushwick, Brooklyn

The Rheingold Brewery redevelopment has made headlines over the past few years, but now applications have been filed for another site immediately across the road, at 11-23 Monteith Street, for a structure that will house affordable senior residences. Permits filed with the DOB show the eight-story building will have a ground floor with 3,949 square feet of community facility space, to be topped by 50,923 square feet of residential, which will be divided between 86 units. Peter Bafitis of RKT&B Architects applied for the permits, and Southside United HFDC is the developer.

New building applications have been filed for a six-story development at 453 West 162nd Street, immediately to the east of the C train’s 163rd St-Amsterdam Avenue stop, in Washington Heights. The project will span 8,712 feet, to be divided between 12 units, with an average size of 726 square feet highly indicative of rentals. Shahrish Shuvo of Shahrish Consulting LLC is listed as the architect of record, and David Manesh of Melody Development Inc. is the site’s developer. The lot is currently vacant, and located immediately adjacent to the Morris Jumel Community Garden.

Permits Filed for 711 New Lots Avenue, East New York, Brooklyn

Now that East New York’s ongoing residential boom is gaining momentum, developers appear to be eager to cash in on the other side of the equation. New building applications have been filed for an all-commercial project at 711 New Lots Avenue, along one of the neighborhood’s main thoroughfares, for a structure totaling 10,420 square feet. The two-story development is being designed by Felix Pustylnik of Felix Pustylnik, P.E., and is being built by Soly Bawabeh of Bawabeh Brothers. The lot is currently occupied by a two-story building, and demolition permits have not yet been filed.
