New Apartment Building Nears Landmarks Approval At 906 Prospect Place, Crown Heights

Prospect Place between New York and Brooklyn Avenues is set to receive a new apartment building, but not before at least one more meeting of the Landmarks Preservation Commission. At its session last Tuesday, the LPC did not approve the proposed four-story plus penthouse structure at 906 Prospect Place. That’s in the Crown Heights North Historic District II. At issue were certain details and articulation along with the height of rooftop mechanical elements.

Permits Filed: 466 Columbus Avenue, Upper West Side

Yesterday was a busy day for building permits on the Upper West Side, where very little new construction happens thanks to a combination of landmarking and restrictive zoning. AvalonBay Communities filed plans for a 33-story tower at the site of the former American Bible Society Headquarters near Columbus Circle, and a small developer submitted applications for an eight-story condo building at 466 Columbus Avenue, between West 82nd and 83rd Streets.

Work Underway For First Two Towers At The Grand At Sky View Parc, Flushing

Last week, sales for the second tower at The Grand at Sky View Parc launched with $85 million worth of contracts, according to Curbed. The project includes three residential towers totaling 750 condo units, and will be built atop a previously constructed retail podium and parking garage at 135-14 Roosevelt Avenue, in downtown Flushing. Construction is underway for the first two towers, with completion expected in late 2016. The first tower is already 95 percent sold. Onex Real Estate Partners is developing and the interiors are being designed by Peter Clewes’ architectsAlliance.

Foundation Work Underway At Two-Tower, 1,116-Unit Project At 22-44 Jackson Avenue, Long Island City

Back in August, excavation began for G&M Realty’s planned 48- and 41-story, 1.2-million square-foot mixed-use development at 22-44 Jackson Avenue, in Long Island City. Now, foundation work is underway at the site, according to The Court Square Blog. HTO-Architect is designing the project, which will include 1,116 residential units and 39,765 square feet of retail space. Completion is expected in the winter of 2017.
