Nitehawk Cinema to Replace Residential Redevelopment of Pavilion Theater, 188 Prospect Park West, Park Slope

Back in October of 2015, the Landmarks Preservation Commission (LPC) approved plans to redevelop the multi-story Pavilion cinema, at 188 Prospect Park West, located on the corner of 14th Street in southern Park Slope, into a smaller movie theater and 24 condominium units. Those plans have now been scrapped entirely, in favor of a simpler renovation, the New York Times reported. The existing Pavilion structure, acquired by an anonymous LLC in August for $28 million, will be renovated to accommodate a Nitehawk Cinema, dubbed Nitehawk Prospect Park. The new theater will include seven screens for a total of 650 seats, two bars, dining services, and a restored interior atrium. Existing operations at the Pavilion will end in October, and the renovation is expected to take a year to complete. Hidrock Properties still owns the adjacent single-story property where an expansion would have occurred. Of course, any exterior alterations that go into the the cinema renovation will have to be approved by the LPC.

Four-Story, Eight-Unit Residential Project Planned at 226 Hart Street, Bedford-Stuyvesant

An anonymous Brooklyn-based LLC has filed applications for a four-story, eight-unit mixed-use building at 226 Hart Street, in northern Bedford-Stuyvesant. The project will measure 5,900 square feet, which means its residential units should average 737.5 square feet apiece, indicative of rental apartments. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 27-foot-wide, 2,700-square-foot lot is currently vacant. The Myrtle Avenue stop on the J, M, and Z trains and the Myrtle-Willoughby Avenues stop on the G train are both six blocks away.

50 North 3rd Street

Developer Plans 140,000-Square-Foot Mixed-Use Rental Building at 50 North 3rd Street, Williamsburg

CW Realty Management has entered into contract to acquire, for $45 million, the development assemblage at 187-201 Kent Avenue and 48-50 North 3rd Street, located three blocks in from the East River in northern Williamsburg. The plan is for a 140,000-square-foot mixed-use building with retail space and rental apartments, The Real Deal reported. Retail will be located on the ground and cellar levels, and there will also be a parking garage. The number of units is unknown at this time. The 23,150-square-foot assemblage is currently occupied by one- and two-story warehouses, one of which is currently used as event space. Demolition permits haven’t been filed.
