19-Story, 195,700-Square-Foot Office Tower Filed at 540 Fulton Street, Downtown Brooklyn

Jenel Management has filed applications for a 19-story, 195,705-square-foot office building at 540 Fulton Street, in Downtown Brooklyn. The 305-foot-tall project would contain 173,963 square feet of commercial space, a majority of which will be utilized for offices. The ground-floor office lobby will feature a storage room for nine bikes, and the office space will take up floors three through 19. Retail will fill the rest of the cellar, ground, and second floors. Jonathan Marvel’s TriBeCa-based Marvel Architects is the architect of record. The 110-foot-wide, 18,531-square-foot lot was, until recently, occupied by a two-story, 26,000-square-foot commercial-retail building. According to filings, the building was demolished in December of 2015.

Ninth and Final Floor Underway at Hyatt Place, 27-07 43rd Avenue, Long Island City

Long Island City’s incredible construction boom continues as the Hyatt Place hotel at 27-07 43rd Avenue reaches its final, ninth floor. The 108-room hotel, developed by Prakash Patel with Triborough Construction Service Inc. serving as the general contractor, is among the five new hotels under development in the Queens Plaza/Court Square district. The 59,411-square foot building is designed by Michael Kang Architect. The firm was also behind the design for the seven-story, 162-room Comfort Inn built at 42nd Road and Crescent Street, which, in 2003, became one of Long Island City’s first hotels. Although the spring 2016 completion date indicated on this project’s board is unrealistic, construction seems to be moving at a reasonable pace. Completion in the second half of the year seems probable.

Four-Story, 28,000-Square-Foot Medical-Retail Building Filed at 54-08 74th Street, Maspeth

Flushing-based leasee Grand Centurion Construction has filed application for a four-story, 28,231-square-foot multi-use commercial building at 54-08 74th Street, in eastern Maspeth, located three quarters of a mile from the Grand Av-Newtown stop on the M/R trains. The structure will feature 7,903 square feet of ground-floor retail space. The second through fourth floors will contain 11,044 square feet of medical space. The project will include a 2,200 square-foot parking garage in the cellar. Maspeth-based Architects Studio is the architect of record. The 7,903-square-foot lot, at the corner of Grand Street, is currently occupied by a single-story auto-service business. Demolition permits have not yet been filed.

Property owner Leonor Nevarro, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, eight-unit residential building at 1636 DeKalb Avenue, in northern Bushwick, located right above the DeKalb Avenue stop on the L train. The structure will measure 7,752 square feet, which means its residential units should average 969 square feet apiece, indicative of condominiums. There will be two apartments per floor, although the two units on the fourth floor will feature additional space on an upper mezzanine level. Charles Mallea’s Brooklyn-based M Architecture is the architect of record. The 40-foot-wide, 4,000-square-foot site is currently occupied by a two-story townhouse.

The structure will encompass 14,403 square feet, and its residential units should average 1,241 square feet apiece, indicative of condominiums.
