26-Story, 323-Unit Mixed-Use Pacific Park Building Filed At 37 Sixth Avenue, Prospect Heights

Back in June, YIMBY brought you news of construction beginning on Greenland Forest City Partners’ 23-story and 303-unit mixed-use building at 38 Sixth Avenue, in Prospect Heights, which marked their fourth building to break ground at the Pacific Park redevelopment. Now, applications have been filed for a building right across the street at 37 Sixth Avenue/495 Dean Street, which will also house a public school. Applications call for a 26-story structure totaling 342,788 square feet. The school will measure 69,858 square feet from the sub-cellar through the sixth floors, and the building’s upper portion, starting on the sixth floor, will hold 323 apartments, averaging 848 square feet apiece.

Four-Story, Eight-Unit Residential Building Coming To 2110 Hughes Avenue, Belmont

Property owner Yair Bohadana, based in Morrisania, has filed applications for a four-story, eight-unit residential building at 2110 Hughes Avenue in Belmont, a few blocks away from the Bronx Zoo. The building will measure 5,520 square feet in total, and units will average a rental-sized 690 square feet each. The two fourth-floor units will also share an upper-level mezzanine, bringing the building’s roof to 51 feet. Queens-based Gerald Caliendo is the architect of record, and the site’s four-story predecessor was demolished by the HPD in 2001.

Eight-Story, 64-Unit Residential Project At 70 West 139th Street Gets Financed, Harlem

Harlen Housing Associates, owner of the 214-unit Section 8 building at 560 Lenox Avenue in northern Harlem, has been planning a second facility on the adjacent lot at 70 West 139th Street for nearly a decade. Now, construction loans have been obtained for the eight-story, 64-unit project, according to Harlem+Bespoke. The building will measure 55,355 square feet in total, which includes 1,878 square feet of community space on the ground floor, and 42 of the 64 units will be designated as affordable. Peter Franzese Design and Engineering is the applicant of record.

12-Story, 133-Unit Mixed-Use Building Filed At 4439 Third Avenue, Belmont

L+M Development and Hornig Capital Partners have filed applications for a 12-story, 133-unit mixed-use building at 4439 Third Avenue in Belmont, between East 181st and 182nd Streets. All of the residential units will rent at below-market rates, and average a relatively spacious 955 square feet apiece. Another 11,425 square feet of communal facility space will operate on the ground floor, and Dattner Architects is designing.

Four-Story, 36-Unit Residential Project Planned At 800 Empire Boulevard, Crown Heights

Property owner Simon Lichtenstien has filed applications for a four-story residential development on a sliver of land at 800-830 Empire Boulevard, on the border of Crown Heights and East Flatbush. Located six blocks south of the Utica Avenue stop on the 3, 4 and 5 trains, the project will total 36 residential units across 21,339 square feet. Units will average a very small 593 square feet apiece, and will technically be broken up into two buildings, with 16 and 20 units, respectively. Rego Park-based Grigori Zinkevitch is the architect of record, and a single-story structure must first be demolished.
