On Fourth Try, Landmarks Approves Addition to 1143 Fifth Avenue, Upper East Side

Since July, YIMBY has been reporting on efforts to expand the eight-story (seven stories plus a penthouse) townhouse apartment building at 1143 Fifth Avenue, on the Upper East Side. The owner has been trying to convince the Landmarks Preservation Commission to allow the addition since November. On Tuesday, on the fourth attempt, the commission granted approval, though the expansion will be far smaller than originally proposed.

New development doesn’t come often to Manhattan Beach, a Russian and Jewish middle-class enclave that juts out into Sheepshead Bay on a peninsula in southern Brooklyn. And the homes that do get built here are generally huge, single-family mansions that sell for millions of dollars. But a developer recently filed plans for a new apartment building at 51 West End Avenue, close to the border with Brighton Beach.

Three-Tower, 1,771-Unit Residential Project Rises Above Street Level at 28-10 Jackson Avenue, Long Island City

Back in the summer of 2015, foundation work kicked off on the three-tower, 1,771-unit mixed-use development planned on Jackson Avenue between Orchard Street and Queens Boulevard, in the Queens Plaza section of Long Island City. Construction has since progressed significantly, as seen in photos by NyConstructionPhoto. On the corner of Jackson Avenue and Orchard Street, at 28-02 Jackson Avenue, a 45-story, 671-unit residential tower with ground-floor retail space is now eight stories above street level. Additionally, construction is underway at 28-30 Jackson Avenue, where a 53-story, 658-unit residential tower with ground-floor retail space is planned. The third tower, to be located on the corner of Jackson Avenue and Queens Boulevard at 30-02 Queens Boulevard, will rise 43 stories and will contain 442 residential units along with ground-floor retail. That building hasn’t risen out of the ground yet.

Reveal for Five-Story, 65,000-Square-Foot School, P.S. 398-Q, Planned at 36-01 34th Avenue, Jackson Heights

Earlier this week, YIMBY brought you news of the five-story, 65,585-square-foot public school – P.S. 398-Q – planned at 69-01 34th Avenue, in western Jackson Heights. Now, new details and renderings have been revealed by DNAinf0. P.S. 398-Q will be an elementary school for 476 students in the pre-K through fifth grade range. In addition to classrooms, a gymnasium, a cafeteria, administrative offices, and a library, the building will include an enclosed 4,000-square-foot rooftop playground, a music room, art rooms, and a guidance office. The school is expected to open in September of 2019. Purcell Architects is behind the design. The New York City School Construction Authority (SCA) acquired the property for $6.3 million last year.

Four-Story, Nine-Unit Residential Building Now Planned at 518 West 232nd Street, Riverdale

In January, D&K Realty Development filed applications for three three-story, three-family residential buildings at 518-522 West 232nd Street, in southern Riverdale, located six blocks from the 231st Street stop on the 1 train. Now, the developer is scraping those plans, in favor of a single building. Newly filed applications call for a four-story, nine-unit structure measuring 14,148 square feet. The residential units should average 996 square feet, which means condominiums are probably in the works. Amenities listed in the Schedule A include an eight-car parking garage in the cellar and a laundry room. Flushing-based Michael Kang is still the architect of record.
