Two Four-Story, Seven-Unit Mixed-Use Buildings Filed at 114-01 Atlantic Avenue, Richmond Hill

Queens-based Ghotra Property has filed applications for two four-story, seven-unit mixed-use buildings at 114-01 – 114-05 Atlantic Avenue, in Richmond Hill. From west to east, they will measure 8,625 square feet and 7,680 square feet, respectively. Both will feature a 681-square-foot retail unit on the ground floor, followed by seven residential units across the rest of each structure. Across the entire development, the residential units should average 852 square feet apiece, indicative of rental apartments. Amenities include a total of three off-street parking spots. Manish S. Savani’s Briarwood-based architectural firm is the architect of record. The 50-foot-wide, 4,979-square-foot assemblage, at the corner of 114th Street, is currently occupied by two single-story commercial-retail buildings. Demolition permits have not been filed. The site is located four blocks from the 111th Street stop on the J train.


210 Livingston Street

Construction Reaches Street Level for 25-Story, 368-Unit Mixed-Use Project at 210 Livingston Street, Downtown Brooklyn

Construction has reached street level at the site of a planned 25-story, 368-unit mixed-use building at 210 Livingston Street, in Downtown Brooklyn. A photo of the progress was posted to the YIMBY Forums by Tectonic. Under development is a 405,002-square-foot project that will feature nearly 20,000 square feet of retail on the ground and cellar levels. Residential units will begin on the third floor and should average 825 square feet apiece. The apartments will be rentals, and 74 of them will rent at below-market rates through the affordable housing lottery. Amenities include a 130-car underground garage, storage for 184 bikes, “accessory amenity spaces” on the second floor, outdoor terraces on the second and 15th floors, and a lounge on the 15th floor. Benenson Capital Partners and Rose Associates are the developers, while Handel Architects is behind the architecture. Completion is expected in late 2017.


89-14 150th Street

Construction Wrapping On Nine-Story, 22-Unit Mixed-Use Project at 89-14 150th Street, Jamaica

With the exception to window installation, exterior construction is nearly done on the nine-story, 22-unit mixed-use building under development at 89-14 150th Street, in Downtown Jamaica. A tipster sent along a photo to YIMBY of the construction site. The building measures 30,466 square feet. The cellar level will contain 2,884 square feet of medical offices, while the residential units, beginning on the second floor, should average 1,031 square feet apiece. The apartments will be condominiums, coming in two- and three-bedroom configurations. Amenities include bicycle storage, laundry facilities, a recreational area on the ground floor, an 11-car parking garage on the ground floor, and a terrace on the eighth floor. Kingston Property is the developer, while Maspeth-based Angelo Ng & Anthony Ng Architects Studio is the architect of record. Completion is expected in 2017, although work appears to be ahead of schedule. The project was two stories above street level in September of 2015.
