15-Story, 228-Unit Mixed-Use Building Tops Out At 180 Myrtle Avenue, Fort Greene

In April of 2014, YIMBY revealed renderings of Red Apple Group’s 15-story mixed-use building at 180 Myrtle Avenue, in Fort Greene, and a year later, the structure was two stories above street level and rising. According to Brooklyn Daily, the structure has topped out and slightly larger than originally planned. The building — dubbed The Margo — will have 228 residential units, 40 of which will be rented at below-market rates. The ground floor will feature 10,600 and 500 square feet of retail and community health space, respectively. Dattner Architects is designing, and completion is expected in the spring of 2016.

What Could Have Been: Norman Foster & Rogers Stirk Harbour’s Submissions for Nordstrom Tower, 217 West 57th Street

With formwork about to rise above ground level at Nordstrom Tower, the Smith + Gill-designed supertall’s plans seem to be finalized, pending possible adjustments at the very top. But other renderings for Extell’s site were created by several firms during the RFP process, and we now have images of proposals by Foster + Partners and Rogers Stirk Harbour + Partners. While they will remain unbuilt, both versions of the building offer fantastical takes on the future of Midtown in their own right.

Rivertowns Square

Developer To Build 202-Unit Rental Building At Rivertowns Square, Mixed-Use Project In Dobbs Ferry

Dallas-based Lincoln Property Company has paid $9.6 million for a lease to build the residential portion of Rivertowns Square, a mixed-use development located off the Saw Mill River Parkway, in Westchester’s Dobbs Ferry. According to Westfair, a 202-unit, 277,000 square-foot rental building is planned on Danforth Avenue. Dobbs Ferry Capital Partners and Saber Real Estate Advisors are developing the overall project, which will include an 138-key hotel on Livingstone Avenue, and 112,000 square feet of commercial space, which is now 80% leased. An office campus has already been demolished to make way for the new construction, and opening of the first commercial building is expected next summer.


21-16 44th Drive

Eight-Story Residential & Hotel Building Filed At 21-16 44th Drive, Long Island City

Early last year, crews demolished the single-story warehouse building at 21-16 44th Drive, in Long Island City, and then posted a mysterious rendering, but later removed it. It appears the site has changed hands now that The Court Square Blog spotted pre-filings for an eight-story mixed-use building by the developer Amsterdam Hospitality. Retail space will be located in the cellar and ground floors, and a 70-key hotel will span the building’s four lower stories. Above, there will be 29 apartments topped by a roof deck.


1 West End Avenue

42-Story, 362-Unit Mixed-Use Tower Rising At 1 West End Avenue, Lincoln Square

Late last year, YIMBY revealed renderings of Silverstein Properties’ and Elad Group’s 42-story, 362-unit mixed-use building being developed at 1 West End Avenue, in Lincoln Square, and now the building is four stories above street level, courtesy of Tectonic, per Curbed. The building will feature retail space on the ground floor and a portion of the basement level, followed by 116 below-market rate apartments on the second through seventh floors. Up top, there will be 246 condominiums, with the first renderings surfacing for those back in June.
