On the heels of YIMBY’s reveal of official renderings for Project Commodore, a 1,646-foot supertall project at 175 Park Avenue in Midtown East, we’ve collected a number of illustrations that showcase Midtown’s future tallest structure’s impact on the New York skyline. Designed by Skidmore Owings & Merrill and developed by RXR Realty and TF Cornerstone, the 83-story skyscraper is planned to rise from the site of the Grand Hyatt New York and yield 500 Hyatt hotel rooms on the upper floors spanning 453,000 square feet; 10,000 square feet of retail space on the ground and cellar levels; and 2.1 million square feet of office space.
Exterior work is moving along on 22 Chapel Street, a 20-story residential building in Downtown Brooklyn. Designed by CetraRuddy and developed by Delshah Capital and OTL Enterprises, the 211-foot-tall structure spans 133,181 square feet and will yield a total of 180 apartments, of which 25 will be designated for affordable housing. The property will also house START Treatment & Recovery Centers, New York’s largest independent drug treatment agency.
Construction has reached street level at 3041 Broadway, a 42-story tower designed by Robert A. M. Stern Architects in Morningside Heights. Alternately addressed as 100 Claremont Avenue, the 350,000-square-foot project is being developed by L&M Development Partners and Lendlease with SLCE Architects as the architect of record, and will eventually yield condominiums marketed by Lendlease and L+M, and institutional offices, faculty housing, and classrooms for the Union Theological Seminary. Beyer Blinder Belle is handling the renovations of Union Theological Seminary’s Hastings Hall, where students reside. The building is rising by the corner of Claremont Avenue and West 122nd Street with the use of air rights from the seminary, and is directly across from the Riverside Church.
The affordable housing lottery is open for 1634 Church Avenue, an eight-story mixed-use development in Flatbush, Brooklyn. Designed by J. Frankl Associates and developed by The Jay Group, the 60,499-square-foot building will yield 48 units. Available on NYC Housing Connect are 15 units for residents at 130 percent of the area median income, ranging in eligible income from $68,572 to $159,640.
The Department of City Planning has officially launched the requisite public review process for 960 Franklin Avenue, a contentious high-rise development in Crown Heights, Brooklyn. The proposal includes two 39-story buildings flanked by several additional volumes ranging from 16 to 20 stories.
