420 Carroll Street Tops Out in Gowanus, Brooklyn 

Construction has topped out on the tallest building at 420 Carroll Street, a two-tower residential complex in Gowanus, Brooklyn. Designed by FXCollaborative and developed by Domain Companies, the project consists of a 20-story, 224-foot-tall tower and 15-story sibling and will yield 360 units with 25 percent reserved for affordable housing, as well as 27,500 square feet of retail space, 7,700 square feet of “Gowanus Mix” space pursuant to the 82-block rezoning of the district, and a new public promenade along the Gowanus Canal. Studio Mainer is the interior designer, Scape is the landscape architect, and Mega Contracting Group is the general contractor for the development, which is rising from a trapezoidal plot bound by Carroll Street to the north, the Powerhouse Arts building and its parking lot to the south, and the Gowanus Canal to the west.

Stern Architects with SLCE Architects as the architect of record and developed by Naftali Group, the 210-foot-tall structure spans 67,680 square feet and will yield 11 condominium units designed by by Achille Salvagni, as well as 3,749 square feet of ground-floor retail space. Titanium Construction Services is the general contractor and Compass Development Marketing Group is leading sales and marketing for the property, which is located at the corner of Madison Avenue and East 86th Street, a short walk from Central Park.

With L+Z Architecture as the executive architect and developed by Avery Hall and Gindi Capital, the 200,000-square foot structure will yield 193 rental units and 14,000 square feet of ground-floor retail space, and is part of a wave of upcoming residential projects that is expected to dramatically transform the neighborhood following the approved Gowanus rezoning. Leeding Builders Group is the general contractor for the half-acre property, which is alternately addressed as 655 Union Street and bound by Sackett Street to the north and Raul Vasquez Jr. Place to the south.
