5 Freer Street

Request for Proposals Issued for Mixed-Use Development Site at 5 Freer Street, Lynbrook

The Lynbrook Village Board has issued a request for proposals (RFP) for the site of the two-story Capri motel at 5 Freer Street. That’s in Nassau County on Long Island. The development goals at the site aren’t specific, but are said to mirror the village’s current downtown development vision of building more commercial space and rental apartments, according to the LI Herald. The village is also proposing to de-map Roxy Place and allow it to be built on, which would add 5,900 square feet to the development plot. The RFP requires potential developers to negotiate with the hotel’s property owner, Apple Core Hotels. Proposals are due August 31. The site is located six blocks from the nearest Long Island Rail Road station.


Construction Wrapping on First 53-Story, 538-Unit Journal Squared Tower, 605 Pavonia Avenue, Jersey City

Kushner Real Estate Group’s 53-story, 538-unit mixed-use building at 605 Pavonia Avenue, in the Journal Square section of Jersey City, is now fully clad. The tower’s construction crane has been removed, as seen in a photo posted on Instagram by the owners via the YIMBY Forums. The rental tower contains a very large parking garage as well as retail space. It’s the first of three towers in the Journal Squared mega-development, which includes additional 60- and 70-story sibling towers. The entire development will boast 1,838 residential units and 36,000 square feet of retail space. As for this first completed tower, which topped out in December of 2015, occupancy is expected by the end of this year. HWKN and Handel Architects are responsible for the design. The complex will be located a stone’s throw away from the neighborhood’s PATH station.


500 East 14th Street

Foundation Work Underway At Seven-Story, 160-Unit Mixed-Use Project At 500 & 524 East 14th Street, East Village

Foundation work is well underway at the site of Extell Development’s seven-story, 160-unit mixed-use development at 500 East 14th Street and 524 East 14th Street, in the East Village. Rebar can now be seen sprouting from the ground, as seen in photos in a EV Grieve update. Once complete, a seven-story, 106-unit building, encompassing 181,713 square feet, will be situated on the corner of Avenue A. A seven-story, 54-unit mixed-use building, measuring 71,719 square feet, will stand down the street at 524 East 14th Street. Across both, there will be 45,407 square feet of commercial-retail space on the ground and cellar levels. The apartments above should average 1,215 square feet apiece, which suggests condominiums are in the works.

360 East 89th Street

34-Story, 84-Unit Mixed-Use Condo Tower Tops Out At 360 East 89th Street, Upper East Side

YIMBY last reported on the 34-story, 84-unit mixed-use building under development at 360 East 89th Street, on the corner of First Avenue on the Upper East Side, when it was six stories above street level in January. The 377-foot-tall, 212,325-square-foot tower, dubbed Citizen360, has since topped out, as seen in photos by our friend Tectonic. It will feature 3,265 square feet of retail space on the ground floor, followed by 84 condominium units, ranging from one- to four-bedrooms. The apartments should average a spacious 2,175 square feet apiece. Amenities include a 22-car automated parking garage, a residential lounge, a fitness center, bike storage space, private residential storage, a children’s playroom, an entertainment suite, and laundry facilities. Anbau Enterprises is the developer, while SHoP Architects is behind the design and architecture. Clodagh is responsible for the design of the interiors. Occupancy is expected in early 2017.


438 East 12th Street

Six-Story, 82-Unit Steiner East Village Condos Top Out at 438 East 12th Street

Back in March, the six-story, 82-unit mixed-use building began to rise at the block-thru plot at 438 East 12th Street, in the East Village. The complex now appears to be topped out, according to photos by EV Grieve. Dubbed Steiner East Village, it is to encompass 151,943 square feet. That will include 8,376 square feet of ground-floor retail space and a 961-square-foot medical offices, also on the ground floor. Its 82 condominiums, averaging 1,315 square feet apiece, will come in one- to four-bedroom configurations. Amenities include a pool and spa, a gym, a library, a children’s playroom, a courtyard, and rooftop gardens. Douglas Steiner’s New Jersey-based Steiner Equities Group, doing business as their New York arm Steiner NYC, is the developer, while S9 Architecture is behind the design. Paris Forino is responsible for the interiors and Future Green Studio is the landscape designer. Completion can be expected in 2017.
