69 East 125th Street

12-Story, 75-Unit Mixed-Use Building Rises at 69 East 125th Street, East Harlem

Back in February, the foundation was being poured for the 12-story, 75-unit mixed-use building under development at 69 East 125th Street, in East Harlem. Now, the project is seven stories above street level and rising, Harlem+Bespoke reports. Once complete, the 80,619-square-foot building will feature 5,643 square feet of ground-floor retail space. Residential units, averaging a rental-sized 767 square feet apiece, will fill the rest of the building. Fifteen of the apartments will rent at below-market rates through the housing lottery. As reported previously, amenities include a 15-car garage in the cellar, bike storage, a laundry, private residential storage, a fitness center, and a rooftop terrace. Greystone Property Development is the developer and Kutnicki Bernstein Architects is the architect. Completion is expected in early 2017.


29-26 Northern Boulevard

Foundation Work Underway for 43-Story, 467-Unit Mixed-Use Tower at 29-26 Northern Boulevard, Long Island City

Back in April of 2014, YIMBY revealed renderings for a 45-story, 415-unit mixed-use building at 29-26 Northern Boulevard (a.k.a. 29-22 & 29-32 Northern Boulevard), in the Queens Plaza section of Long Island City. Excavation began in the summer of 2015 and foundation work is now well underway, The Court Square Blog reports. The project has also seen slight revisions to its design. The latest filings detail a 43-story, 500,302-square-foot mixed-use tower that will stand 481 feet above street level. There will be 11,372 square feet spread across parts of the cellar, ground, and second floors. The project’s 467 residential units will be located on the second through 41st floors, averaging a rental-sized 791 square feet apiece.

New Details, Schematics for 18-Story, 133-Unit Condominium Project Planned at 122 East 23rd Street, Gramercy

Back in November of 2015, YIMBY reported on applications for an 18-story, 133-unit residential project at 122 East 23rd Street (a.k.a. 121 East 22nd Street), in Gramercy. Now, the developer has filed plans with the Attorney General’s office, estimating the value of the project’s condominiums to be $503.5 million, according to The Real Deal. The 275,387-square-foot complex will have two components. A main 18-story tower will be located on the corner of East 23rd Street and Lexington Avenue, while a connected 13-story wing will front East 22nd Street. The buildings will be connected up to the ground floor, where 12,125 square feet of retail space, divided between four retail condos, will also be located.

Partnership Plans 1,100-Unit Mixed-Use Development At 321 East 96th Street, Upper East Side

AvalonBay Communities and the New York City Department of Education’s Educational Construction Fund (ECF) are partnering to develop a roughly 1,100-unit mixed-use complex at 321 East 96th Street, on the Upper East Side. The complex will include rental apartments, two public schools with recreational spaces, and 20,000 square feet of retail space, according to The Real Deal. The development would take up the entire block, which is bound by East 96th and 97th streets and First and Second avenues.
