New Developer Finances 11-Story, 44-Unit Condo Project At 275 Fourth Avenue, Park Slope

Last month, Slate Property Group and Adam America Real Estate sold their development site at 275 Fourth Avenue/251 1st Street, in Park Slope, to Chinese developer Vanke, according to Commercial Observer. An 11-story, 44-unit condominium project is planned, and 5,547 square feet of retail and community space is expected on the ground floor. The new developer has also landed a $33.2 million construction loan and expects to complete the building in Q3 2016. Sales should launch in early 2016 and ODA Architecture is designing.


132-48 41st Avenue

Five-Story, Five-Unit Mixed-Use Building Planned At 132-48 41st Avenue, Flushing

He Fen Zhu, doing business as an anonymous LLC, has filed applications for a five-story, five-unit mixed-use building at 132-48 41st Avenue, in downtown Flushing, two blocks away from the 7 train’s stop at Main Street. The structure will measure a total 6,864 square feet, which includes 1,368 square feet for a health care facility on the ground and cellar levels. On the floors above, residential units will average 1,100 square feet apiece. James Cheng’s Flushing-based Urban Architectural Design is the applicant of record, and the site’s two-story predecessor was demolished last month.


215 Chrystie Street

28-Story Hotel & Residential Tower Getting Glassy At 215 Chrystie Street, Lower East Side

This past summer, construction kicked off on the 28-story, 370-key mixed-use building planned at 215 Chrystie Street, on the Lower East Side. Now, the project has risen to 16 floors and is beginning to emerge on the skyline, Bowery Boogie reports. Glass installation is also well underway, with the exteriors of floors two through six nearly completed. The upper portion of the tower will give way to 11 condominiums. Ian Schrager and Witkoff are developing, while Herzog & de Meuron is the design architect. Completion is expected in 2016.


347 Bowery

Reveal & Update For 13-Story Mixed-Use Building At 347 Bowery, East Village

In the beginning of last September, Urban Muse’s 13-story, five-unit mixed-use project at 347 Bowery, in the East Village, was a story above street level, and now the building is eight stories tall, per EV Grieve. The website has also revealed a rendering of the project, which is being designed by Annabelle Selldorf. Three- to five-bedroom condo units will range from 2,100 to 4,000 square feet, and three retail units will take up 10,800 square feet of space in a two-story base. Completion in is likely to occur in 2016.
