Foundation Complete For 16-Story, 166-Unit Mixed-Use Building At 41-21 28th Street, Long Island City

Early last summer, excavation kicked off at 41-21 28th Street, in Long Island City, where a 16-story, 166-unit mixed-use building is planned; YIMBY revealed renderings shortly afterwards. Today, foundation work is complete, and the structure is now rising above street level, according to The Court Square Blog. The building will include a small 675 square-foot retail space on the ground floor, and units will average 763 square feet. All Year Management is developing, Karl Fischer is designing, and completion is scheduled for late 2016.

Flushing Commons’ 11 Story Office Building Rising At 38-18 Union Street, Flushing

Towards the end of August, the New York Times provided an update on Flushing Commons, a 1.8-million square-foot mixed-use development underway in downtown Flushing, and now Commercial Observer has the latest news on the project. The first phase includes an 11-story, 164,000 square-foot office building at 38-18 Union Street, and steel is now at the third floor above street level, with the structure expected to be complete by November 2016. F&T Group, The Rockefeller Group and AECOM Capital are developing, and Perkins Eastman is designing.

Six-Story, 10-Unit Mixed-Use Building Planned At 2973 Ocean Parkway, Brighton Beach

Property owner David Winiarsky has filed applications for a six-story, 10-unit mixed-use building at 2973 Ocean Parkway, in Brighton Beach, a block from the Q train’s stop at Ocean Parkway. The building will measure 7,934 square feet, which includes a 1,760 square-foot healthcare facility on the ground and cellar levels. Beginning on the second floor, there will be two units per floor, averaging a rental-sized 617 square feet apiece. Zarina Ross’ Coney Island-based Arcon Studio is the applicant of record, and an existing two-story brick house must first be demolished.

Meringoff Properties and the Riese Organization are placing the low-rise commercial properties spanning 677-685 Lexington Avenue on the market, according to The Wall Street Journal. The assemblage, in Midtown East at East 56th Street, boasts roughly 115,000 square feet, and is primed for a residential or hotel development. Eastern Consolidated is marketing the properties, which include a two-story corner building and five-story commercial structure, whose leases expire shortly.

Nine-Story, 47-Unit Mixed-Use Building Complete At 41-07 Crescent Street, Long Island City

This past summer, construction was wrapping up on Ranger Properties’ nine-story, 48-unit mixed-use building at 41-07 Crescent Street, in Long Island City, and now The Court Square Blog brings news the building is complete. As previously reported, the building contains 4,000 square feet of ground-floor retail space, and Fogarty Finger is the architect. Scaffolding has been removed, meaning opening is likely imminent.
