111 Willoughby Street Rises in Downtown Brooklyn

The 30th-tallest building on our year-end construction countdown is 111 Willoughby Street, a 40-story residential tower that has begun to rise in Downtown Brooklyn. Designed byGF55 Architects and developed by The Michaels Organization, Triangle Equities, and Geolo Capital, the 437-foot-tall structure will span 205,000 square feet and yield 227 rental units, a 20,000-square-foot ministry center for the St. Boniface parish, and 1,814 square feet of commercial space. ZDG, LLC is the general contractor for the property, which is located by the intersection of Willoughby Street to the south and Duffield Street to the east.

YIMBY Tours Terminal Warehouse At 261 Eleventh Avenue in West Chelsea, Manhattan

YIMBY recently went on a tour of Terminal Warehouse at 261 Eleventh Avenue in West Chelsea, Manhattan. The original 132-year-old George Mallory-designed structure is being extensively renovated and now features a new six-story office pavilion designed by COOKFOX Architects and redeveloped by L&L Holding Company, Columbia Property Trust, and Cannon Hill Capital Partners. New Line Structures & Development is the general contractor for the 1.3-million square foot development, which will cost $2 billion-plus, stand 13 stories tall, and yield new Class A office suites, around 100,000 square feet of new outdoor green space including 29 private terraces and a central courtyard, ground-floor retail space, and multiple dining options. Cushman & Wakefield is the exclusive listing agent for both office and retail. Terminal Warehouse takes up a full city block bound by West 28th Street to the north, West 27th Street to the south, Eleventh Avenue to the east, and Hudson River to the west. Floor plates vary in size up to 160,000 square feet.

Demolition is finishing up at 100 West 37th Street, the site of an upcoming 68-story mixed-use skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group under the 989 Sixth Realty LLC, the 743-foot-tall structure will yield 384,118 square feet with 300 condominium units spread across 297,301 square feet, as well as 86,817 square feet of commercial space and two cellar levels. Northeast Specialist Group is the demolition contractor for the corner property, which is alternately addressed as 989-993 Sixth Avenue and located at the intersection of Sixth Avenue and West 37th Street.

450 Grand Nears Completion at 450 Grand Avenue in Clinton Hill, Brooklyn

Exterior work is nearing completion on 450 Grand, a seven-story residential building at 450 Grand Avenue in Clinton Hill, Brooklyn. Designed by Issac & Stern Architects and developed and built by Citi Builders NY under the 450 Grand Ave Owner LLC, the 80-foot-tall structure will yield 42 condominium units spread across 35,296 square feet with interiors by Durukan Design, and 6,089 square feet of commercial space. The Scott | Robles Team at Douglas Elliman Development Marketing Group is leading sales an marketing for the property, which is located by the intersection of Grand Avenue and Fulton Street, just north of Putnam Triangle.

Arris Grand Nears Completion At 445 Grand Avenue in Clinton Hill, Brooklyn

KD Sagamore Capital is listed as the owner, Corcoran New Development is the exclusive marketing and leasing agent, and Titanium Construction Services is the general contractor for the property, which is located at the corner of Grand Avenue and Fulton Street.

Urban36 Completes Construction At 36-10 31st Street in Dutch Kills, Queens

Designed by HCN Architects, the building yields 41 rental units ranging from studios to two-bedroom layouts with 13 designated as affordable housing.
