Rendering for 12-Story Mixed-Use Building At 69 East 125th Street, East Harlem

In February, YIMBY brought you news of Greystone & Co.’s planned 12-story, 75-unit mixed-use building at 69 East 125th Street, in northern East Harlem. Now Harlem+Bespoke has an on-site rendering of the project, which will feature 5,640 square feet of retail space, per applications approved in May. Kutnicki Bernstein Architects is designing, and completion is expected in June 2017, per signage. Existing four- and single-story structures, which were filed for demolition in February, must first be removed.


302 East 96th Street

21-Story Condominium Building Revealed At 302 East 96th Street, Upper East Side

In May, YIMBY reported on filings for a 21-story, 48-unit condominium building at 302 East 96th Street, on the northern edge of the Upper East Side. Now Curbed has a rendering of the mixed-use project, which is being developed by Wonder Works Construction, Fimida Enterprises and Mink Development. Amended in June, filings now show the building measuring 75,395 square feet, and a 2,185 square-foot retail portion is planned. Units will average 1,525 square feet, and Karl Fischer is designing. Demolition filings for the existing three-story parking structure were filed in April.


35 Valley Avenue

96-Unit Mixed-Use Development Planned At 35 Valley Avenue, Elmsford

Robert Martin Company plans to build a 110,000 square-foot mixed-use building on the vacant parcel of land at 35 Valley Avenue, in Westchester County’s Elmsford. The building will have 96 market-rate units, and 11,500 square feet of retail will be located on the ground floor. The project is in the process of acquiring tax exemptions, according to Westfair Business. In 2012, a single-story structure was removed.



5214 15th Avenue

Six-Story, 10-Unit Building Coming To 5214 15th Avenue, Borough Park

Mayer Meisels has filed applications for a six-story, 10-unit mixed-use building at 5214 15th Avenue, in central Borough Park. The building will measure nearly 17,800 square feet, and a 2,750 square-foot community facility will span the top floor. Each unit, probably condos, will average roughly 1,500 square feet, and Kenneth Thomas is the applicant of record. The existing three-story building has five apartments, and demolition permits have not yet been filed. This would mark the developer’s fifth new building application in Borough Park this week, after 1230 48th Street.
