Foundation Work Underway on 25-Story, 31-Unit Mixed-Use Building at 1 Beekman Street, Financial District

Foundation work is underway on the 25-story, 31-unit mixed-use building under development at 1 Beekman Street, located on the corner of Park Row in the Financial District. The work can be seen thanks to photos posted to the YIMBY Forums. In September, YIMBY revealed renderings of the project, which is set to encompass 95,285 square feet and rise 299 feet in height to its main roof. Adding the bulkhead brings the tower’s pinnacle to 335 feet. The first four floors will contain 14,583 square feet of commercial space, with retail on the ground floor and offices on the upper three. The residential units, which will be condominiums, are spread across the sixth through 22nd floors. Urban Muse is the developer and Rogers Stirk Harbour + Partners is the design architect. SLCE Architects is serving as the executive architect and completion is expected in early 2018.

Great Neck, N.Y.-based Adora Realty has filed applications for a four-story, seven-unit mixed-use building at 1510 Fulton Street, in southern Bedford-Stuyvesant. The project will measure 6,933 square feet and will include a 415-square-foot retail unit on the ground floor. The residential units, spanning the ground through fourth floors, including a fifth-floor mezzanine level, should average 707 square feet apiece, indicative of rentals. Sung-Ho Shin’s Flushing-based architecture firm is the architect of record. The 20-foot-wide, 2,000-square-foot lot is occupied by a single-story retail building. Demolition permits were filed in July.

Three-Story, Two-Unit Mixed-Use Building Planned at 61-15 184th Street, Fresh Meadows

A Queens-based property owner has filed applications for a three-story, two-unit mixed-use building at 61-15 184th Street, in Fresh Meadows. The project will measure 8,000 square feet. Part of the ground and cellar levels will feature 1,202 square feet of retail space. In addition, a 1,502-square-foot children’s daycare center will also be located on the ground floor. Two full-floor residential units, averaging 1,000 square feet apiece, will occupy the two top floors. Flushing-based A&T Engineering is the applicant of record. The 4,000-square-foot site is occupied by a two-and-a-half-story house. Demolition permits were filed earlier this month.

Multi-Building, 600-Unit Mixed-Use Project Proposed at 200 Hamilton Avenue, White Plains

Post Chester, N.Y.-based Street-Works Development is proposing a multi-building, 895,000-square-foot mixed-use project at 200 Hamilton Avenue, in downtown White Plains, in Westchester County. The project would include 600 residential units across 500,000 square feet of space, with 10 percent, or 60 units, designated as affordable. There would also be 95,000 square feet of retail, two public green spaces, and a 720-car parking garage, Westfair reported. The city’s Common Council must approve the project, which requires a zoning change. The site, bound by Baker and Hamilton avenues, Cottage Place, and Dr. Martin Luther King Jr. Boulevard, is occupied by the two-story White Plains Mall, a multi-tenant commercial-retail property.

Four Three-Story Mixed-Use Buildings With 10 Apartments Coming to 109-03 34th Avenue, North Corona

An anonymous Flushing-based incorporation has filed applications for four three-story buildings at 109-03 34th Avenue and 33-39 through 33-43 109th Street, in North Corona. Two of the buildings will each contain three residential units, while the other two will contain medical offices on their ground floors, followed by two apartments each. Across all four buildings, the residential units should average 777 square feet apiece, indicative of rentals. There will be a total 1,015 square feet of medical space. Chang Hwa Tan’s Flushing-based architecture firm is the architect of record. The 6,439-square-foot corner lot is currently occupied by a two-story house. Demolition permits were filed in October.
