An already-dense block in Jamaica, Queens, is about to see a welcome spot of infill on a vacant lot at 153-10 89th Avenue. Building applications call for a seven-story structure that will have 17,113 square feet of total space, including 11,815 square feet of residential space, to be divided amongst 17 apartments. There will also be a nine-car parking garage on the first floor. Angelo S. Ng of Angelo + Anthony Ng Architects Studio P.C. is the architect of record, and Jay Sobhraj of Zara Realty Holding Corp is listed as the site’s developer.
A modest block in Brooklyn’s Midwood neighborhood is about to see a moderately-sized infill development, at 1615 Cedar Street. The application was submitted to the Department of Buildings for two lots spanning 1613-1615 Cedar, and will be built under quality housing guidelines. Alix C. Mitchell of Cityscape Consulting LTD. is the architect of record, and the all-residential structure will total eight floors and 15,738 square feet, to be divided amongst 17 units, likely rental apartments. Ramazi Mitaishuili of 1611 Cedar Street Realty LLC is listed as the developer, and two homes must be demolished before construction can begin.
Back in January, YIMBY reported on new building applications for a large development site at 3514 Surf Avenue, in Coney Island, Brooklyn. Now, thanks to a tipster, we have the reveal for the project, which is being developed by John Catsimitidis’ Red Apple Group.
Coney Island is currently seeing a resurgence in development both big and small, and today, YIMBY has the first details for a proposal by Arker Companies for a new building at 2828 West 28th Street, submitted in a rezoning dubbed Sea Park North, in the northern blocks of the neighborhood.
The East New York development boom continues to gain steam, and new building applications have now been filed for a site somewhat removed from the majority of the neighborhood’s new construction, at 975 Liberty Avenue. The lot is located just to the south of Cypress Hills’ boundaries, two blocks north of the A and C trains’ Euclid Avenue stop. The construction area will measure just shy of 37,000 square feet, which will include a nine-car parking garage on the first floor, 478 square feet of commercial space, and 23,125 square feet of residential space, to be divided amongst 35 units. At an average size of 650 square feet, rentals are all but guaranteed.
