Eight-Story, 22-Unit Residential Building Filed At 127 West 112th Street, Harlem

Effie Dilmanian, doing business as a Floral Park-based LLC, has filed applications for an eight-story, 22-unit residential building at 127 West 112th Street, in Harlem, located two blocks north of Central Park. The new structure will encompass 28,676 square feet and would fill a vacant 60-foot-wide lot. Residential space will span 20,675 square feet in the project, which means units will average a relatively spacious 940 square feet apiece. The apartments could be either rentals or condominium. Karl Fischer is the architect of record. Future residents would be within four blocks of subway stops on the 2, 3, B, and C trains.

Four-Story, Four-Unit Mixed-Use Project Planned At 45-08 Junction Boulevard, Corona

Guo H Hu, doing business as an anonymous Queens-based LLC, has filed applications for a four-story, four-unit mixed-use building at 45-08 Junction Boulevard, in Corona, located six blocks south of the Junction Boulevard stop on the 7 train. The new structure will measure just 3,987 square feet in total and will include a small 449 square-foot doctor’s office on the ground floor. The residential units, three of which will have full-floor layouts, will average 750 square feet apiece. Flushing-based An Shen Ma is the architect of record. The site’s existing two-and-a-half-story wood-framed building must first be demolished.

Landmarks Requires Rethink of Cantilevered Mixed-Use Tower at 77 Greenwich Street

The proposed 500-foot-tall mixed-use building at 77 Greenwich Street (a.k.a. 42 Trinity Place) suffered a setback on Tuesday. The Landmarks Preservation Commission did not vote to approve its proposed cantilevered portions.

Permits Filed: 3644 Oxford Avenue, 14-Story Apartment Building in Riverdale

New development rarely happens in Riverdale, because big brick co-op buildings and townhouses populated most of the northwestern Bronx neighborhood in the wave of construction that swept across New York City after World War II. But every once in a while, a developer cobbles together a site in the quiet, middle-class enclave. Yesterday, we spotted permits for a 14-story apartment building at 3644 Oxford Avenue, just over the border from Fieldston.

Permits Filed: 4603 8th Avenue, Sunset Park

The city downzoned most of Sunset Park in 2009, limiting development in a huge and still relatively affordable part of southern Brooklyn. The new zoning extends to the west side of 8th Avenue, but on the east side, developers can exploit more flexible zoning that doesn’t limit the heights of new buildings.
So it’s no surprise to find plans for a six-story, mixed-use building here at 4603 8th Avenue, near the border with Borough Park.

Foundation Work Underway For 16-Story, 522-Unit Residential Building At 325 Kent Avenue, Williamsburg

In May of 2015, excavation work kicked off at 325 Kent Avenue on the first building in Two Trees Management Company’s Domino Sugar Refinery mega-development, in western Williamsburg. Excavation has since wrapped up and foundation work is well underway, as seen in photos courtesy of Tectonic. A 16-story, 401,246-square-foot mixed-use building is being built and will include a total of 522 residential units, 105 of which will be rented at below market-rates through the affordable housing lottery. The apartments will average 712 square feet apiece. Additionally, there will be 9,378 square feet of retail space broken up into multiple spaces on the ground and second floors. SHoP Architects is the design architect and completion is expected in 2017.

Four-Story, 18-Unit Mixed-Use Building Filed At 132 Wyckoff Avenue, Bushwick

Property owner Santino Battiata has filed applications for a four-story, 18-unit mixed-use building at 132 Wyckoff Avenue, in northern Bushwick, located on the corner of Stanhope Street and right above the DeKalb Avenue Station on the L train. The 38,723-square-foot project will replace two two-story buildings at 132-134 Wyckoff and the vacant lot at 130 Wyckoff. There will be 5,272 and 588 square feet of ground-floor retail and medical office space, respectively. Beginning on the floor above, residential units will average a relatively spacious 959 square feet apiece, and the new building will be topped by rooftop recreational space. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record.

Two-Building, 30-Unit Condo Development Rises At 465 Pacific Street, Boerum Hill

Back in August of 2015, developers broke ground on the two-building, 30-unit condominium development planned at 465 Pacific Street (a.k.a. 472 Atlantic Avenue), in Boerum Hill. Brownstoner now reports the southern seven-story portion, located on Pacific Street, has topped out, and the six-story portion, being built on Atlantic Avenue, is three stories above street level. The entire project will encompass 84,767 square feet, and the northern building will include 6,982 square feet of ground-floor retail space. The condos will come in one- to five-bedroom configurations and 14 of them will feature private outdoor space. Amenities include a lounge, a children’s playroom, a gym, a 1,300-square-foot rooftop terrace, and storage space. Aria Development Group and Avery Hall Investments are developing, and Morris Adjmi Architects is designing. Completion is expected in late 2017.

Developers File For 18-Story, 63-Unit Mixed-Use Building At 147 East 86th Street, Upper East Side

This past summer, YIMBY revealed renderings of the planned 18-story, 63-unit mixed-use building planned at 147 East 86th Street (a.k.a 1289 Lexington Avenue), on the Upper East Side. Now its developers – Ceruzzi Properties, Kuafu Properties, and Stillman Development – have filed applications with the Department of Buildings. The new building will span 229,751 square feet in total, and the cellar through the second floors will contain 26,718 square feet of commercial space. The NY Sports Club is expected to occupy two floors in the building. The third floor will contain residential amenity space, featuring lounge spaces, a children’s playroom, and a gym. The condominium units, ranging from two- to five-bedrooms and averaging 2,800 square feet apiece, will also begin on the third floor. Hellmuth, Obata + Kassabaum (HOK) is designing and completion is expected in 2018. Two existing low-rise commercial buildings must first be demolished. [The Real Deal]

Construction Update: 28 on 28th Soars at 42-12 28th Street, Long Island City

It’s been months since we checked in on Heatherwood Communities’ high-rise residential project at 42-12 28^th Street in Long Island City. As of July, it had reached 10 stories. Now, thanks to somewhat dramatic photos taken by our friend Tectonic, we can see that the 58-story building must be close to its final height.
