Residential Redevelopment Proposed at Former Good Counsel High School Campus, 52 North Broadway, White Plains

WB Development NB LLC has proposed to redevelop the 16-acre former Academy of Our Lady of Good Counsel High School campus located at 52 North Broadway, just north of downtown White Plains, in Westchester County. The proposals calls for two 10-story residential buildings with 400 rental apartments between them, a 125-bed assisted living facility, and a four-story, 66-unit dormitory geared toward graduate students at the neighboring Elisabeth Haub School of Law at Pace University, Westfair reported. Ten percent of the rentals would be designated as affordable. Roughly 2.7 acres would be preserved as green space and two existing buildings would be preserved. The anonymous LLC is comprised of multiple developers and investors, including Midtown South-based George Comfort & Sons Inc. Perkins Eastman is behind the architecture. The site needs to be rezoned in order for the project to be built. Applications were filed with the city’s Common Council in July.


25 West 24th Street

Five-Story Former La Semana Hotel To Be Converted Into 47-Bed Homeless Shelter, 25 West 24th Street, Flatiron District

Breaking Ground, with the Department of Homeless Services (DHS), has proposed to convert the five-story former La Semana hotel at 25 West 24th Street, in the Flatiron District, into a 47-bed homeless shelter, DNAinfo reported. The facility would be an emergency shelter for street-homeless individuals. Housing there would be temporary until the city could move individuals to more sustainable living arrangements. After opposition from neighborhood residents grew before a recently scheduled meeting, officials decided to postpone the discussion until later this month. DHS doesn’t need the local Community Board’s approval and plans to move forward with the conversion as-of-right, according to its spokesperson. La Semana closed earlier this year after accumulating years of nightmarish reviews on TripAdvisor.


190-21 Dormans Road

Four Three-Story, Two-Family Houses Coming to 190-21 Dormans Road, St. Albans, Queens

Property owner Itamar Bruhim, doing business as an anonymous Floral Park, N.Y.-based LLC, has filed applications for four three-story, two-family houses at 190-21 – 190-27 Dormans Road, located on the corner of Farmers Boulevard in St. Albans, Queens. The new buildings will measure between 2,387 square feet and 3,019 square feet. Each apartment will have one to two floors of living space, averaging a family-sized 1,058 square feet apiece across all four houses. There will be a total of two off-street parking spaces. Barry J. Bank’s Kew Gardens-based engineering firm is the applicant of record. The 7,575-square-foot corner property is currently occupied by a two-and-a-half-story house, in use as a medical office. Demolition permits were filed in April.



959 First Avenue

Construction Wraps on 29-Story, 113-Unit Mixed-Use Tower at 959 First Avenue, Midtown East

Construction has wrapped up on 959 First Avenue, a 29-story, 113-unit mixed-use tower under development between East 52nd and East 53rd Street, in Midtown East. When YIMBY last checked in on the project in early 2015, façade installation was still underway. The latest photos were posted to the YIMBY Forums by Tectonic. Dubbed the Sutton, it measures 194,201 square feet and rises 353 feet above street level. There will be 2,714 square feet of ground-floor retail space, followed by residential units above, averaging 1,440 square feet apiece. Ninety of the apartments will be condominiums ranging from studios to four-bedrooms, plus a few penthouses, the largest of which has seven bedrooms. The other 23 apartments (20 percent of the total) will be designated as affordable. Toll Brothers City Living is the developer. Incorporated Architecture & Design is the design architect and Goldstein, Hill & West Architects is the executive architect. Occupancy can probably be expected soon.
