Nine-Story, 86-Unit Condo Project Rising At 25-19 43rd Avenue, Long Island City

Over the summer, foundation work began on Ekstein Development’s nine-story, 86-unit residential building at 25-19 43rd Avenue, in Long Island City’s Court Square neighborhood. Steel beams and rebar are now a floor above street level, according to The Court Square Blog. The 90,173 square-foot project will have 68,145 square feet of residential space and is being designed by GF55 Partners. Dubbed Dutch LIC, the residential units will be condominiums, ranging from studios to two-bedrooms. Completion is currently expected in January of 2017.

Gagandeep Singh, doing business as Long Island-based Pam 1 Holding Corp, has filed applications for a four-story, two-unit residential building at 653 West 187th Street, in northern Washington Heights, located four blocks from the 191st Street stop on the 1 train. The project will measure 5,334 square feet in total and will have 4,468 square feet of residential space. Each unit will be a duplex, averaging 2,234 square feet. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record and the 17-foot-wide lot is currently vacant.

The four-story, 24,000 square-foot commercial building at 5018-5024 4th Avenue, in Sunset Park, has been purchased by developer Congregation Imrei Yehudah for more than $7.5 million. According to the Brooklyn Daily Eagle, the new owner plans to convert the vacant building into residential units or office space. The 6,400 square-foot lot also contains 2,880 square feet of air rights, which could go towards expanding the building. It’s conveniently located three blocks north of the 53rd Street stop on the R train.

63-Story, 94-Unit Residential Tower Tops Out At 100 East 53rd Street, Midtown East

RFR Realty’s 63-story, 94-unit luxury residential tower at 100 East 53rd Street has been rising since early last year, with in-depth renderings of it being revealed later that fall. The tower has since topped out at 711 feet above street level, according to Curbed. Units will come in one-, two-, three-, and four-bedroom configurations, and one of the two four-bedroom duplexes will be a 6,517 square-foot penthouse. The first two floors will house a food court and a restaurant, and floors three and four will host amenities. Hines and Vanke are partnered with RFR, and Foster + Partners is the design architect. William T. Georgis is designing the interiors and SLCE Architects is serving as the architect of record. Completion is expected in early 2017.

Jamaica-based BTML Development Corp. has filed applications for a four-story, six-unit residential building at 916 Herkimer Street, in Ocean Hill, located two blocks from the Ralph Avenue stop on the C train. The project will measure 6,574 square feet in its entirety and will have 4,487 square feet in residential space, which means units will average 748 square feet apiece. A fifth-floor penthouse is also part of the plan. Forest Hills-based ARC Architecture + Design Studio is the architect of record. The existing two-story townhouse was recently filed for demolition.
