Two Four-Story, Eight-Unit Residential Buildings Filed At 664 Rutland Road, East Flatbush

Mordechai Schwimmer, doing business as a Brooklyn-based LLC, has filed applications for two four-story, eight-unit residential buildings at 664-668 Rutland Road, in northern East Flatbush, located a few blocks from the SUNY Downstate Medical Center. Each building will encompass 5,453 square feet, and residential units in both buildings will average 652 square feet apiece, indicative of rentals. Laundries will be located in the cellar. Mt. Vernon, N.Y.-based Jeffrey Sandor Orling is the architect of record. The 48-foot-wide plot of land is currently vacant, although vegetation will first have to be removed.


17 Diamond Street

Four-Story, Seven-Unit Residential Project Planned At 17 Diamond Street, Greenpoint

Long Island-based property owner Hadas Hakmon has filed applications for a four-story, seven-unit residential building at 17 Diamond Street, in southern Greenpoint, located five blocks from the Nassau Avenue stop on the G train. The new building will measure just 4,973 square feet, which means units will average 710 square feet apiece, indicative of rental apartments. There will be two units per floor with exception of the ground floor, where there will be only one unit. It will share the ground floor with the lobby, although the residential unit will also have private space in the cellar. Astoria-based Anthony Cucich is the architect of record. An existing two-story townhouse must first be removed, although demolition permits are not on file yet.


65 Bay Street

50-Story, 446-Unit Residential Tower Wraps Up Construction At 65 Bay Street, Jersey City

Back in September of 2015, YIMBY brought you construction shots of the planned 50-story, 446-unit residential tower at 65 Bay Street, in Jersey City’s Powerhouse Arts District. At the time, the structure was roughly 35 stories in height, and has since topped out at 484 feet above street level. The rental project, dubbed Trump Bay Street, accumulated $50 million in financing from the EB-5 program, Bloomberg Politics reports. It’s 41,000 square feet of amenities include an outdoor pool, an indoor golf simulator, along with a large parking garage, which connects to Trump Plaza Residences (built of 2008). Kushner Companies and KABR Group are the developers and Humphreys & Partners Architects is designing. Completion is expected this upcoming summer.



707 West End Avenue

First Renderings Of 10-Story, 64-Unit Residential Addition At 707 West End Avenue, Upper West Side

In January, YIMBY brought you an update on the planned 10-story, 64-unit residential addition atop the existing six-story, 144-unit rental building at 707-711 West End Avenue, between West 94th and 95th Streets, on the Upper West Side. Now, Curbed has the first official rendering that shows a glimpse of the top of the structure. The project, dubbed the Haswell, will add 155,420 square feet of residential space to the property. Condominium units should average a spacious 1,905 square feet apiece, and amenities will include private and communal outdoor spaces, a reading room, and a renovated lobby. The existing, largely rent-stabilized, building will also get extensive renovations, including new windows, and will have access to 5,000 square feet of new outdoor space on the second floor. SJP Properties and P2B Ventures are the developers and PBDW Architects is designing. Completion is expected in early 2018.
