Two-Building Development at 305 West 128th Street Revealed, West Harlem

Back in January of 2016, YIMBY reported on new building applications for a through block site spanning from 305 West 128th Street to 304 West 129th Street, in West Harlem, between Frederick Douglass Boulevard and St. Nicholas Avenue. A rough on-site image appeared two months later, and now we have the full renderings for the project, which is being designed by Kutnicki Bernstein Architects.

Permits Filed for 15-Story Condo Project at 148 East 78th Street, Upper East Side

The Upper East Side is about to see another new condominium development with super-sized units, this time at 148 East 78th Street, which will yield a 15-story building rising 205 feet to its rooftop. The generously-sized ceilings will be matched by the floorplans for the 26 condos, which will average 2,600 square feet apiece, with 68,293 square feet of residential space in total. There will also be 3,739 square feet of retail space on the ground floor. Ismael Leyva Architects is listed as the architect of record, and John Usdan of Midwood Management Corp. is the developer. Demolition permits for two existing buildings were filed earlier this month.

Permits Filed for 11-52 44th Drive, Long Island City

Another warehouse in Long Island City is about to meet the wrecking ball to make way for a new development, this time, at 11-52 44th Drive. There, Daniel Gazal of 11-52 44th Drive, Inc., has filed applications for an eight-story and 19,014 square-foot building. Within, there will be 1,773 square feet of retail on the first floor, and 14,115 square feet of residential up above, divided amongst 22 units. At an average size of about 630 square feet, rentals seem likely. Frank Demmerle, of Demmerle Design Studio, is the architect of record, and demolition permits for the existing structure have not yet been filed.
