Leonid Berlinkov, doing business as an LLC, has filed applications for a four-story, six-unit residential building at 407 Ocean View Avenue, in Brighton Beach, two blocks away from the Brighton Beach stop on the B and Q lines. The building will total 4,246 square feet, which means units will average a rental-sized 708 square feet apiece, although the residence on the fourth floor will also include a fifth-floor penthouse. Coney Island-based Zarina Ross’s Arcon Studio is the applicant of record, and permits were filed to demolish the existing single-story house in April.

The building will total 6,388 square feet, which means units will average a rental-sized 710 square feet apiece. Sugnam Chang’s Bensonhurst-based Basic Groups Corp. is the applicant of record, and an existing single-story building must first be demolished.

Located on the Island’s southernmost tip, the buildings will measure 2,474 square feet apiece, which means full-floor units will average 1,237 square feet each; the units will be restricted to the second and third floors in both buildings. Stanley Krebushevski’s SMK Architect is the applicant of record, and demolition recently began on an existing two-story house.
