A former garage in the West Village is yet again set to make way for new development. On Tuesday, the Landmarks Preservation Commission approved the demolition of the two-story building at 145 Perry Street, a.k.a. 703-711 Washington Street. In its place will be an apartment building and a mega-mansion.
An anonymous Financial District-based LLC has filed applications for twin three-story, two-family residential buildings at 46-12 – 46-16 162nd Street, in East Flushing. The buildings will measure 4,010 square feet each. Across both, the apartments should average a family-sized 1,472 square feet apiece. Dezhang Fang’s Flushing-based firm is the architect of record. The 6,000-square-foot plot is occupied by a one-and-a-half-story house. Demolition permits were filed in December.
Essex County, N.J.-based LN Signature Realty is planning a five-story, 24-unit residential building at 144 Bergen Avenue, located in the Greenville section of southern Jersey City. The project will include 19 parking spaces, Jersey Digs reported. The city’s Zoning Board of Adjustment granted multiple variances for the project in 2016, one of which allowed for more apartments to be built than allowed under current regulations. The site is currently vacant. A construction timeline has not been revealed.
Mayor Bill de Blasio’s administration has selected Jonathan Rose Companies and L+M Development Partners to develop a multi-building, affordable mixed-use project at 1691 Madison Avenue, located on most of the block bound by Park and Madison avenues and East 111th and 112th streets in East Harlem.
A recently cleared lot at 37-27 31st Street in northeast Long Island City awaits construction of a 61,510-square-foot structure containing a ground-level manufacturing facility, topped by 76 residences stacked in a pair of six- and seven-story towers.
