New Developer For Planned Seven-Story, 24-Unit Building At 1044 Bedford Avenue, Bed-Stuy

Back in 2014, YIMBY reported on filings for a seven-story, 24-unit residential building at 1044 Bedford Avenue, in western Bedford-Stuyvesant, and renderings surfaced of the project earlier this year. But this past October, Prime Rok Real Estate acquired the site for $5.26 million, according to DNAinfo, and their in-house team has made slight design changes. The latest plans retain what was previously approved – that the majority of rental units will have one- and two-bedroom configurations. Construction is expected to begin later this month and should be finished by 2017.

Four-Story, Seven-Unit Residential Project Planned At 1355 Putnam Avenue, Bushwick

Property owner Lipa Rubin, doing business as an anonymous LLC, has filed applications for a four-story, seven-unit residential building at 1355 Putnam Avenue, in central Bushwick, six blocks from the Gates Avenue stop on the J and Z trains. The structure will measure 4,023 square feet on the vacant, 18-foot-wide lot, and units will average a rental-sized 575 square feet apiece. One of the fourth-floor units will also feature a fifth-floor penthouse, according to the Schedule A. Boaz Golani’s Bronx-based BMG Design Build is the applicant of record.

Four-Story, Eight-Unit Residential Project Filed At 57-50 Granger Street, Corona

Property owner Tongyun Lu has filed applications for a four-story, eight-unit residential building at 57-50 Granger Street, in Corona, located two blocks north of the Long Island Expressway. The project will measure 7,966 square feet in total, and units will average a relatively spacious 996 square feet apiece. Dezhang Fang, based in Flushing, is the architect of record, and the existing two-story, multi-family structure was filed for demolition in November.
