Amenities Revealed At 25-Story, 262-Unit Condominium Conversion At 301 West 53rd Street, Midtown

In early 2015, HFZ Capital Group launched sales for the 262-unit condominium conversion of the 25-story, 264-unit rental apartment building at 301 West 53rd Street, in Midtown. The property, built in 1979, is currently undergoing the conversion. The residential units will come in one-, two-, and three-bedroom configurations, and YIMBY can now reveal the project’s 16,000 square feet of amenities. They include a marble-cladded lobby, an outdoor dog park, a landscaped rooftop terrace designed by Terrain, a library, a fitness center, a children’s playroom, and another outdoor terrace on the second floor. The interiors are being designed by BP Architects and the building is being redubbed Fifty Third and Eighth (previously The Metro). The building currently contains 16,000 square feet of ground-floor retail space.

New Developers To Build Five-Story, 130-Unit Residential Project At 1873 Starr Street, Ridgewood

In October of 2015, YIMBY reported on applications for a five-story, 130-unit residential building at 1873 Starr Street, in western Ridgewood, located five blocks from the Jefferson Street stop on the L train. Now, Slate Property Group has sold the development site to Valyrian Capital and MGM Property Group for $18.5 million, according to Real Estate Weekly. The new owners plan to move forward with the approved project, which measures 141,929 square feet in total and will include 5,009 square feet of ground-floor retail space along with 3,000 square feet of community facility space. The apartment units should average 650 square feet apiece, with 45 of them to be rented at below-market rates. Amenities include a gym, a roof deck, a laundry room, and a garage for 64 bikes and 65 cars. Aufgang Architects is designing the building.

Reveal For 15-Story, 43-Unit Apartment Building At 41-32 27th Street, Long Island City

Back in October of 2015, schematic drawings surfaced for the planned 15-story, 43-unit residential project at 41-32 27th Street, in the Queens Plaza section of Long Island City. A rendering of the new 43,808-square-foot building is now available, and Commercial Observer is reporting the developer, Hakimian Organization, has secured $15.5 million in construction financing. The residential units will be rental apartments and should average 800 square feet apiece. Amenities include private storage spaces, storage for 23 bikes in the cellar, a gym, and 1,131 square feet of rooftop recreational space. Robert Bianchini’s Forest Hills-based ARC Architecture + Design Studio is the architect of record, and David Howell Design is responsible for the interiors. Construction is underway and completion is expected in early 2017.

Two Six-Story, Seven-Unit Residential Buildings Filed At 301 Wallabout Street, Williamsburg

Brooklyn-based Cipco Developers has filed applications for two six-story, seven-unit residential buildings at 299-301 Wallabout Street, in the Broadway Triangle section of Williamsburg, located a block from the Lorimer Street stop on the J/M trains. Each structure will measure 10,165 square feet and individual residential should average 1,452 square feet. Larger, family-sized apartments are in the works here, likely to accommodate the neighborhood’s Hasidic Jewish population. Both structures will be topped by penthouse levels, and a total of six parkings spaces and 20 bicycle storage spaces will be located on the ground and cellar levels. Hahram Tehrani’s Jamaica-based BTE Design Services is the applicant of record. A 60-foot-wide, single-story warehouse must first be demolished.

Four-Story, Six-Unit Residential Building Coming To 54-02 Junction Boulevard, Elmhurst

Property owner Xue Mei Chen has filed applications for a four-story, six-unit residential building at 54-02 Junction Boulevard, in Elmhurst, located seven blocks from the Woodhaven Boulevard stop on the M/R trains. The new structure will measure 6,504 square feet in total and its residential units will average 810 square feet apiece. The 40-foot-wide corner lot at 54th Avenue is currently occupied by a single-story, single-family house. Demolition permits have not yet been filed. Hui Zeng’s Bayside-based ABC Engineering is the applicant of record.

Four-Story, Three-Unit Residential Project Coming To 225 14th Street, Park Slope

Harel Edrey, doing business as Brooklyn-based EDG Development, has filed applications for a four-story, three-unit residential building at 225 14th Street, in southern Park Slope, located four blocks north of the Prospect Avenue stop on the R train. The new building will measure 6,104 square feet in total and the residential units should average a spacious 1,329 square feet apiece, indicative of condominiums. The first floor will contain the residential lobby and a single apartment. The second floor will have a full-floor apartment, and the third apartment will span the third and fourth floors. Issac & Stern Architects is the architect of record. A small two-story, 20-foot-wide townhouse must first be demolished.

19-Story, 30-Unit Residential Building Nearly Done At 301 East 61st Street, Upper East Side

Back in May of 2014, YIMBY reported on plans for a 19-story, 30-unit residential building at 301 East 61st Street, located on the corner of Second Avenue, at the bottom of the Upper East Side. Since then, the project has risen silently and construction on the exterior is largely wrapping up, as seen in photos by Tectonic. The structure measures 58,957 square feet in total and includes 1,035 square feet of retail space on the ground floor. The residential units will be condominiums, many of them duplexes, and should average 1,456 square feet apiece. Amenities listed in the Schedule A include bike storage on the ground floor, a recreational room on the 13th floor, and a rooftop terrace. Real Estate Inverted Development is the developer and Garrett Goulay Architect is behind the design. Completion is expected later this year.

Seven-Story, 11-Unit Condominium Project Tops Out At 204 Forsyth Street, Lower East Side

In February of 2015, YIMBY revealed renderings for the planned seven-story, 11-unit residential building at 204 Forsyth Street, on the Lower East Side. Bowery Boogie now reports the 24,960-square-foot project has topped out. The structure’s residential units will be condominiums and should average a spacious 1,779 square feet apiece. The units will come in two- and three-bedroom configurations, and amenities include a parking garage on the ground floor and bicycle storage and recreational space in the cellar. Charlie Saulson is the developer and Z Architecture is behind the design. Completion is expected later this year.
