Reveal for Six-Story, 10-Unit Residential Building Planned at 83 Humboldt Street, Williamsburg

A rendering has surfaced of the planned six-story, 10-unit residential project at 83 Humboldt Street, in southern Williamsburg. The rendering is courtesy of Brooklyn-based Beam Group, the project’s design architect. The latest building permits indicate the project will measure 7,586 square feet. Its residential units should average 758 square feet apiece, indicative of rental apartments. Amenities include a 301-square-foot recreation space on the ground floor and a rooftop terrace. Yoel Berkovitz, doing business as an anonymous Brooklyn-based LLC, is the developer. Joseph A. Mucciolo’s Wantagh, N.Y.-based architectural firm is the architect of record. The 26-foot-wide, 2,558-square-foot property’s single-story predecessor was demolished in late 2014. The site is five blocks from the Flushing Avenue stop on the J and M trains.

Two Six-Story, 16-Unit Residential Buildings Top Out at 755-765 Bedford Avenue, Bedford-Stuyvesant

Construction has topped out on two six-story, 16-unit residential buildings at 755-765 Bedford Avenue, in northwestern Bedford-Stuyvesant. Progress on the construction can be seen thanks to photos posted to the YIMBY Forums by user Waymon_Womano. Each of the buildings measure 34,141 square feet, although the amount of residential space isn’t given. It’s very likely the average unit will measure over 1,000 square feet, which means apartments with family-sized configurations are probably in the works. Amenities in each building will include a nine-car parking garage in the cellar, recreational spaces on the ground floor, and a rooftop terrace. Brooklyn-based Goldstone Amber Realty is the developer and Fred W. Torrico’s Maspeth-based architectural firm is the architect of record. At some point, Torrico replaced Karl Fischer, who initially filed plans with the Buildings Department, as the architect. Completion can probably be expected closer to 2017.

Four-Story, Two-Unit Residential Project Planned at 331 Beach 66th Street, Arverne, Queens

Property owner Shameer Ally has filed applications for a four-story, two-unit residential building at 331 Beach 66th Street, in Arverne. That’s a neighborhood located along the Rockaways in Queens. The project will measure 4,500 square feet. There will be one residential unit on the second floor, followed by another unit on the third and fourth floors. The ground floor won’t contain residential space and will likely be built to withstand floodwaters. There will also be two off-street parking spaces. Bakhtiar Shamloo’s Kew Gardens-based Tabriz Design Group is the architect of record. The 40-foot-wide, 4,000-square-foot property is currently vacant. The Beach 67th Street stop on the A train is a block away.

Permits Filed: 100 Lenox Road, Flatbush

Recently, green construction walls went up around an iconic detached house at the corner of Bedford Avenue and Lenox Road in Flatbush. Although it’s not the most beautiful house in the neighborhood, the two-and-a-half story home is one of several that lends an air of dignity to this stretch of Bedford in Prospect Lefferts Gardens and northern Flatbush. Now, like many standalone houses in the neighborhood, it will bite the dust for an apartment building. Plans were filed last week to erect a seven-story apartment building there at 100 Lenox Road, a few blocks southeast of Prospect Park.
