The Department of City Planning (DCP) is now reviewing proposals to construct two new affordable housing properties for seniors and a charter school in Arvene, Queens, a waterfront neighborhood on the Rockaway Peninsula. The proposed buildings will take shape along Beach 67th Street between Beach Channel Drive and Thursby Avenue.
The finishing exterior touches are underway on 111 West 57th Street, a 1,428-foot supertall residential skyscraper in Midtown and the world’s most slender building with a height-to-width ratio of 24:1. Designed by SHoP Architects and developed by JDS Development, Property Markets Group, and Spruce Capital Partners, 111 West 57th Street will yield 60 units designed by Studio Sofield and marketed by Douglas Elliman Development Marketing. The project is located on Billionaires’ Row between Sixth and Seventh Avenues, and is almost perfectly aligned with the center line of Central Park.
Construction is now underway at 163 Beach 96th Street, a new 11-unit condominium building in Rockaway Beach, Queens. The building is designed by Michael Muroff Architect‘s New York City design studio and is expected to debut by the end of 2021.
The affordable housing lottery has launched for 44 Kent Street, a five-story residential building on the waterfront of Greenpoint, Brooklyn. Developed by Loketch Group and designed by ND Architecture, the structure yields 42 residences and ground-floor commercial space. Available on NYC Housing Connect are 13 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $69,360 to $167,570.
Permits have been filed for a seven-story mixed-use building at 1241 Bedford Avenue in Bedford-Stuyvesant, Brooklyn. Located at the intersection of Bedford Avenue and Fulton Street, the 4,710-square-foot lot is two blocks west of the Nostrand Avenue subway station, serviced by the A and C trains. Nicole Kalabalik of Frank Properties LLC is listed as the owner behind the applications.
