A rendering has been revealed of the 11-story, 73-unit mixed-use building planned at 609 Fourth Avenue, located on the corner of 18th Street in South Slope. Recently filed new building applications indicate the project will encompass 93,050 square feet. It will include 4,960 square feet of ground-floor retail space. The residential units above should average 785 square feet apiece, indicative of rental apartments. CGI Strategies is the developer and Issac & Stern Architects is behind the design, DNAinfo reported. The 12,520-square-foot assemblage currently consists of three three-story townhouses along Fourth Avenue, a single-story commercial building on the corner, and a small vacant lot along 18th Street. Demolition permits were filed earlier this year. The Prospect Avenue stop on the R train is two blocks away.

Amenities include laundry facilities and outdoor terraces on the ground floor and rooftop. Gerald J. Caliendo’s Briarwood-based architecture firm is the architect of record. The 2,500-square-foot lot is currently occupied by a two-story townhouse, although demolition permits haven’t been filed. The Gates Avenue stop on the J and Z trains is two blocks away.

The structure will measure 8,773 square feet and its full-floor residential units should average 2,193 square feet apiece, indicative of condominiums. It will be topped by a roof terrace. Kenneth Thomas’s Nanuet, N.Y.-based company is the applicant of record. The 3,656-square-foot property, located on the corner of Old New Utrecht Road, is currently occupied by a two-story house. Demolition permits were filed in March. The 18th Avenue stop on the F train is five blocks away.

Reveal for Six-Story, 70-Unit Residential Building Approved at 222 Avenue E, Bayonne

Renderings have surfaced for the six-story, 70-unit residential building planned at 222 Avenue E, located on the corner of East 21st Street on the southern end of Bayonne, New Jersey. That’s in Hudson County. The residential units, rental apartments, will range from one- to two-bedrooms, some of which will be duplexes. Amenities include the traditional list of luxuries, like a rooftop terrace, a fitness center, a community lounge, and a 72-car parking garage. Passaic, N.J.-based Madison Hill Properties is the developer. The project was approved by city’s Planning Board this past summer and was also granted a 25-year tax abatement, Jersey Digs reported. Completion is expected in 2018. The vacant site is located across the street from the 22nd Street station on the Hudson-Bergen Light Rail.
