Excavation is progressing at 100 West 37th Street, the site of a 68-story mixed-use skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group under the 989 Sixth Realty LLC, the 743-foot-tall structure will span 384,118 square feet and yield 300 condominium units with an average scope of 991 square feet, as well as 86,817 square feet of commercial space and two cellar levels. The property is alternately addressed as 989-993 Sixth Avenue and located at the intersection of Sixth Avenue and West 37th Street.

Façade Installation Takes Shape on 59 Henry Street in Two Bridges, Manhattan

Façade installation is taking shape on 59 Henry Street, a 19-story mixed-use building in Two Bridges, Manhattan. Designed by S9 Architecture and developed by W & L Group, the 227-foot-tall structure will span nearly 98,000 square feet and yield 80 rental units with an average scope of 714 square feet, as well as 40,305 square feet of community facility space on the first five stories, 26 enclosed parking spaces, a penthouse, and a cellar level. The property is located on a 17,500-square-foot interior lot between Catherine and Market Streets.

Façade Installation Progresses on 200 East 75th Street on Manhattan’s Upper East Side

Façade installation is moving along on 200 East 75th Street, an 18-story residential building in the Lenox Hill section of Manhattan’s Upper East Side. Designed by Beyer Blinder Belle and developed by EJS Development, which purchased the property for $32.5 million in March 2021, the 214-foot-tall structure will span 97,569 square feet and yield 36 condominium units and ground-floor retail space. The property is alternately addressed as 1305-1307 Third Avenue and located at the intersection of Third Avenue and East 75th Street.

300 East 50th Street Tops Out In Midtown, Manhattan

300 East 50th Street has topped out in Midtown, Manhattan. The $200 million project was developed in partnership between MAG Partners, Global Holdings, and Safanad, and was designed by BKSK Architects. The 170,000-square-foot building was built on the assemblage of multiple sites which were originated by Krown Capital and KRW Realty.

Pearl House, City’s Largest Office-to-Residential Conversion, More Than Half Fully Leased

After opening its doors in late 2023, Pearl House has officially surpassed 50 percent leased. Located at 160 Water Street in the Financial District, the city’s largest office-to-residential conversion to date, yield 24 stories with 588 units and 30,000 square feet of amenities. Pearl House is designed by Gensler and developed by Vanbarton Group, a real estate development, investment, and advisory firm, with Compass Development Marketing Group handling leasing. Pricing for available units starts at $3,909 a month.

Permits Filed for 111 South 6th Street in Williamsburg, Brooklyn

Located between Berry Street and Bedford Avenue, the lot is near the Marcy Avenue subway station, serviced by the J, M, and Z trains. Jack Wolcowitz of Hamilton Eastman is listed as the owner behind the applications.

211 West 84th Street Rises on Manhattan’s Upper West Side

Construction is rising on 211 West 84th Street, an 18-story residential building on Manhattan’s Upper West Side. Hill West Architects is serving as the architect of record and is being developed by Naftali Group, which purchased the assemblage of properties for $71 million in 2022. The 209-foot-tall structure will span 154,598 square feet and yield 45 condominium units with an average scope of 3,371 square feet, as well as 2,898 square feet of ground-floor retail space, a cellar level, and 17 enclosed parking spaces. The project occupies nearly 250 feet from the corner of Broadway to the middle of the block.

Permits Filed for 220 East 9th Street in Manhattan’s East Village

Located between Second and Third Avenues, the lot is a short walk to the Astor Place subway station, served by the 6 train. New-to-Market Pricing and Residences Downtown at One Wall Street

One Wall Street recently revealed new residences and pricing in the Financial District’s most luxurious Art Deco skyscraper. The residential development is offering four percent commission, sponsor-paid transfer taxes and common charges for a limited time. Developed by Macklowe Properties, the 564-foot-tall tower is the largest office-to-residential conversion in the city with 566 prime residences, 100,000 square feet of amenities, and a Whole Foods and Lifetime Fitness health club in the base of the building.

Designed by ODA New York and developed by New Empire Corporation, the 115,000-square-foot structure will yield more than 100 condominium units in studio to two-bedroom layouts, as well as a suite of amenities and commercial space. The property is alternately addressed as 41-45 24th Street and located on an 8,967-square-foot lot at the corner of 24th Street and Queens Plaza North.
