52 Fourth Avenue Readies for Excavation in Boerum Hill, Brooklyn

Excavation work is set to begin at 52 Fourth Avenue, the site of a nine-story residential building in Boerum Hill, Brooklyn. Designed by Gertler & Wente Architects and developed by Metropolitan Realty Exemptions under the RJ 4th Avenue LLC, the 55,000-square-foot structure will yield 52 rental apartments averaging 775 square feet apiece, as well as a cellar and ground-floor retail space. It was last reported that the units will come in a mix of one- and two-bedroom layouts and a select number of apartments will have their own private outdoor spaces. There will be four penthouses on the upper levels, each with its own outdoor space. Real Land Group is the general contractor for the property, which is located at the corner of Dean Street and Fourth Avenue.

Developers Report Strong Sales for 81 McGuinness Boulevard in Greenpoint, Brooklyn

According to developer Wayne Moy, condominium sales will soon exceed 90 percent at 81 McGuinness Boulevard, a six-story residential building in Greenpoint, Brooklyn. The property was designed by Angelo Ng & Anthony Ng Architects and completed in 2020. Today, only one unit remains unsold, a two-bedroom, two-bathroom home priced at $1.59 million.

Construction is nearing topping out on 601 Baltic Street, a ten-story residential building in Gowanus, Brooklyn. Designed by Orlando Diaz of Form4 Design Studio PLLC and developed by Yiannes Einhorn of Einhorn Development Group, the 30,018-square-foot building will yield 25 units. Built By Grid LLC is the general contractor and King Contracting Group in charge of the brick and CMU work for the property, which is located at the corner of Baltic Street and Fourth Avenue.

Work Wraps Up on ODA’s Cubic 101 West 14th Street in Chelsea, Manhattan

Construction is getting closer to completion on 101 West 14th Street, a 13-story residential building in Chelsea, Manhattan. Alternately addressed as 531 Sixth Avenue, the reinforced concrete structure is designed by ODA Architecture and developed by Gemini Rosemont and will yield 44 condominium units as well as 5,830 square feet of ground-floor retail space for two tenants. Residential sales launched last year and are being led by Ryan Serhant of Nestseekers International’s Serhant Team, with prices starting at $1.35 million for one-bedroom units. Whitehall Interiors is in charge in interior designs and New Line Structures is the general contractor for the property, which is located at the northwest corner of West 14th Street and Sixth Avenue, just above the border with Greenwich Village.

Parkview Financial has provided $66 million in construction financing for developers to complete a new 131-unit multifamily rental building in Windsor Terrace, Brooklyn. Construction has already broken ground at 57 Caton Place, where the building will eventually rise nine stories above ground.

Designed by Morris Adjmi Architects and developed by Landsea Homes and DNA Development, the 80,000-square-foot reinforced concrete structure will yield 50 units in one- to three-bedroom layouts marketed by Fredrik Eklund and John Gomes of The Eklund Gomes Team at Douglas Elliman. Ryder Construction Co. is the general contractor for the property, which is located at the corner of West 14th Street and Sixth Avenue.
