Construction Update: 3 Manhattan West Rising Quickly, Gets Cladding

While it’s taken over a decade for the first few projects to get moving along the Far West Side, both Hudson Yards and Manhattan West are now well underway, with the concrete for 10 Hudson Yards having topped-out just last week. Now, we have an update from Tectonic with photos of 3 Manhattan West. Completion is slightly further out at the future residential tower, but the building is rapidly rising into the Midtown skyline, and cladding installation now underway.

Four-Story, 10-Unit Residential Building Filed At 2717 Snyder Avenue, Flatbush

Brooklyn-based Snyder Estates has filed applications for a four-story, 10-unit residential building at 2717 Snyder Avenue, in Flatbush, two blocks away form the Church Avenue stop on the 2 and 5 trains. The building will measure 8,246 square feet in total, which means units will average 825 square feet apiece. One of the units on the fourth floor will also feature a fifth-floor penthouse. Genaro Ureta’s Masbeth-based GRU Corporation is the applicant of record, and an existing two-story house must first be demolished.

Property owner Mario Del Brun has filed applications for a four-story, four-unit residential building at 1027 Nelson Avenue, in Highbridge, located six blocks from the 4 train’s stop at 161st Street/Yankee Stadium. The building will rise on a small, 19-foot-wide vacant lot and will measure just 3,083 square feet, which translates into average units of 771 square feet each. Bakhtiar Sahmloo’s Kew Gardens-based Tabriz Design Group is the applicant of record.

Four-Story, Eight-Unit Residential Building Planned At 703 Lafayette Avenue, Bedford-Stuyvesant

Brooklyn-based Lev J Management has filed applications for a four-story, eight-unit residential building at 703 Lafayette Avenue, in central Bedford-Stuyvesant, located three blocks east of the Nostrand Avenue stop on the G train. The building will measure 5,957 square feet, which means units will average 745 square feet apiece, indicative of rentals. The project will include a fifth-floor penthouse, rooftop space, and mezzanine levels on the lower floors. IMC Architecture is the architect of record, and permits were filed in August to demolish the existing two-story townhouse.
