Rendering Revealed as Financing Secured for 12-Story, 91-Unit Residential Project At 329 East 132nd Street, Mott Haven

A rendering has surfaced of the planned 12-story, 91-unit residential project at 329 East 132nd Street, in the South Bronx’s Mott Haven section. It comes as the Altmark Group and JCAL Development secured $22.1 million in construction financing, Commercial Observer reported. The latest building permits, which YIMBY first reported on in 2015, show the new building will encompass 71,912 square feet. Its residential units, which will be market-rate rental apartments, should average 738 square feet apiece. Amenities include a fitness center, a lobby lounge, an outdoor recreation space on the ground floor, storage for 46 bikes, a 37-car parking garage, and a roof terrace. Aufgang Architects is behind the architecture. Foundation work was underway in May and completion is expected in early 2018.

Construction Wraps on 14-Story, 37-Unit Supportive Housing Project at 257 West 29th Street, Chelsea

The façade of a new 14-story, 37-unit supportive housing building has been unveiled at 257 West 29th Street, in Chelsea. This comes after YIMBY reported that construction on the project was wrapping up in June. The progress can be seen thanks to photos posted to the YIMBY Forums. The new building measure 27,455 square feet and its residential units should average 661 square feet apiece. All of the apartments will rent at below-market rates, although it’s still unclear who is expected to occupy them. Supportive housing is typically reserved for the most underprivileged and tenants usually have access to health and social services. Listed amenities include storage for 19 bikes and multi-purpose rooms on the ground and cellar levels. Arker Companies is the developer and Aufgang Architects is behind the architecture. Occupancy can probably be expected later this year.

Construction has been completed on the six-story, 14-unit residential building under development at 362 West 127th Street, in Harlem. The building appears to be ready for occupants, as seen in a photo by Harlem+Bespoke, and marketing is underway. Dubbed Three Sixty Two, it measures 11,657 square feet. Its residential units are condominiums, but should average a relatively compact 644 square feet apiece. They will come in studio and one-bedroom configurations. Amenities include private residential storage space, bike storage, and a rooftop deck. Howard Mermelstein, doing business as an anonymous Brooklyn-based LLC, is the developer, while Staten Island-based deBoer Architects is behind the design.

Staten Island-based Vatam Holdings Inc. has filed applications for a two-story, two-family house at 106 Whitman Avenue and two two-story, single-family houses at 3888-3892 Hylan Boulevard, in Great Kills. That’s located along the South Shore of Staten Island. The two-family home will measure 3,413 square feet and its full-floor apartments should average 1,137.5 square feet apiece. The single-family homes will measure 1,875 square feet and 1,767 square feet, respectively. Between all three, there will be a total of seven off-street parking spaces. Peter J. Calvanico’s Staten Island-based Calvanico Associates is the architect of record. The 8,900-square-foot corner property is currently vacant.
